ORDINANCE NO. 2013 -4 <br /> AN ORDINANCE OF THE CITY COMMISSION OF THE CITY OF <br /> SUNNY ISLES BEACH, FLORIDA, AMENDING CHAPTER 265 <br /> "ZONING" SECTION 265-36 OF THE CITY CODE TO INCLUDE <br /> DEVELOPMENT STANDARDS FOR HOTELS WITHIN THE <br /> NEIGHBORHOOD BUSINESS (B-1) DISTRICT; PROVIDING FOR <br /> SEVERABILITY; PROVIDING FOR REPEAL OF CONFLICTING <br /> PROVISIONS; PROVIDING FOR INCLUSION IN THE CODE; AND <br /> PROVIDING FOR AN EFFECTIVE DATE. <br /> WHEREAS, the purpose of this Ordinance is to promote the public health, safety and <br /> welfare of the residents of the City of Sunny Isles Beach in the use and development standards <br /> for multi-family and hotel uses within the City which from time to time need to be clarified and <br /> adjusted; and <br /> WHEREAS, the City desires that development standards for hotels in the Neighborhood <br /> Business (B-1) District be established; and <br /> WHEREAS, on dune 20 , 2013, the City Local Planning Agency, pursuant to <br /> Section 57-2 of the City Code, reviewed and made recommendations regarding the proposed <br /> amendments to the City land development regulations. <br /> NOW, THEREFORE, BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY <br /> OF SUNNY ISLES BEACH,FLORIDA,AS FOLLOWS: <br /> Section 1. Incorporation of Recitals. The foregoing "WHEREAS" clauses are hereby <br /> ratified and confirmed as being true and correct and are hereby made a specific part by this <br /> Ordinance upon adoption hereof. <br /> Section 2. Amendment. Chapter 265-36 of the City Code are amended to read as follows: <br /> § 265-36. - Neighborhood Business (B-1). <br /> (11) Minimum unit size for hotel. <br /> (a) The minimum gross floor area for a hotel unit without a lockout room shall be <br /> 550 square feet and with a lockout room(s) shall be 750 square feet. Only one full <br /> kitchen facility is permitted per hotel unit, including the lockout, if any. <br /> (b) The minimum gross floor area for a lockout unit (room) shall be 350 square feet. <br /> 1 <br />
