Demonstrated Ability to Adhere to
Established Budgets
Our methodology for cost control is straightforward
and to the point. Budget estimating, also referred to as
cost estimating, establishes construction cost budgets
for building projects during the design phase including
schematic design, design development and construction
documents. These budget estimates will include all hard
construction costs using a “component-by-component”
procedure from which the analyst will recommend the
cost effectiveness of construction methods, systems and
materials, details, and other potential time and cost
reduction options in order to provide cost alternatives.
In today’s economic times, delivering a project on budget is
not just a goal, it is an imperative. Our team is committed
to a “no surprises” approach to cost estimating. Our
philosophy regarding estimating construction costs is to
work with an independent and objective third-party cost
consultant or construction manager. Cost monitoring is a
continuous process throughout every phase of the project,
with comprehensive cost estimates based on drawings and
specifications. At times during the design or construction
phases, cost saving measures must be taken to maintain
budgets or compensate for the potential vitality of the
construction market.
At the initiation of a project, when the scope and desired
level of quality have been defined, the construction
manager or cost consultant assists the team in establishing
a cost model for the project that itemizes expected costs for
major building systems (such as exterior walls, mechanical
systems, etc.). This cost model then becomes the benchmark
against which future planning and design decisions are
made. This method allows the team, when necessary, to
test a particular component of the design to determine its
compliance with the established budget.
We have extensive successful experience with establishing
and meeting the budget for projects.
Demonstrated Ability to Meet Schedules & Deadlines
We know a schedule requires the cooperative involvement
of the design professionals and the client. Because we
recognize that each facility belongs to the City and the
building users, our programming and design process places
the client at the center of the design team. The client’s need
for a desired occupancy date is weighed against budgetary
limitations, potential risks, and the client’s decision-
making process, and a schedule that best meets the client’s
needs is set.
Our scheduling process consists of two components:
schedule establishment and schedule control.
Budget & Schedule for Sunny Isles Beach
23
RFQ 20-07-01 / Continuing Professional Consulting Services (CCNA)
