We will work with you to make sure that the <br />proposed schedule does not omit steps necessary to produce a high-quality project. Adequate time to <br />verify the program, evaluate design alternatives and to check costs is particularly important and can <br />prevent many problems later. <br />We prepare cost estimates from schematic design and throughout the process we continuously update <br />them and back check them to reflect current market conditions and trends. At the end of each design <br />stage - we review project budget vs. program to make sure our original assumptions and program have <br />not been altered to affect the outcome. During the construction documentation process, we will submit <br />updated cost estimates with all progress submittals, as well as a final bid tabulation set. We maintain a <br />database of projects recently bid so we can continuously compare and update our cost assumptions. <br />Page 21
