Page 10 <br />TIME issues are controlled by establishing easy to read; easy to update task oriented project sched- <br />ules. We establish the number of working days for each task; and this, in turn, establishes hard dates <br />and phased milestones that need to be met by the project team. Specific deadlines are established <br />for AE / Owner / and Contractor, and are the basis of interdisciplinary coordination. This schedule is <br />the benchmark for progressive project development; and if additional tasks are required; the schedule <br />is modified accordingly. This type of schedule is easy to read, understand; update and follow over <br />time. <br /> <br />MONEY issues are controlled by establishing realistic construction budgets from inception. MC Harry <br />and Associates typically create a pre-design estimate, using past project data as a guide to establish- <br />ing line item budgets for each construction trade or specification division. This pre-construction esti- <br />mate is then monitored as the project design evolves so that if any one trade moves outside logical <br />cost parameters; we can address it before that scope element is fully committed. MC Harry’s client <br />base has gained respect for our INHOUSE detailed cost estimating system. We do not use sub- <br />contracted cost estimators except as a back check. Instead, our Project Managers are required to <br />maintain an ‘inventory of project elements’ refined over the course of project development. <br /> <br />COMMUNICATION issues are controlled through a single point of contact to facilitate communication <br />between the City and the design team. This will help guide the management of the project as well as <br />maintain consolidated communication between all involved parties. The first steps in the planning and <br />design process will be to validate the desires of City Staff and stakeholders to confirm that the pro- <br />gram aligns with project budget and schedule constraints. Once a program is accepted by all stake- <br />holders, the creative design process begins. The project will have its documentation process spear- <br />headed by our project manager. <br /> <br />Our design team follows the project into the field and takes a hands -on approach to monitor project <br />implementation and provide construction engineering inspections and threshold inspections when <br />needed. The project manager will document project construction through digital photography, meet- <br />ing minutes, and maintain OAC awareness of both the project time line and pay requests measured <br />against schedule of values percentage completion. <br /> <br />Quality Control and Assurance: As part of our standard office practice, MC Harry reviews all design <br />documents, whether schematic or construction documents, for clarity and accuracy of information, <br />constructability, graphic representation and coordination among all disciplines. We have assigned <br />several senior level staff to review and comment on all our phased and milestone submittals. Often- <br />times these senior staff members have not been directly involved with the project, allowing for a more <br />complete, 3rd party, analysis on the quality of the documents produced by our office related to pro- <br />gram and code requirements, readability and cross reference, design detailing, and technical specifi- <br />cation. This thorough review is integral to reducing construction phase RFI’s that may lead to <br />changes in project scope and budget. We also assess and document conformance to code require- <br />ments to reduce permitting review and approval time. <br /> <br />With over 60 years of experience in the South Florida market, MC Harry and Associates has extensive <br />knowledge of the building construction process and procedures.
