Hasbun, Planning and Zoning Director <br />DATE: February 17, 2022 <br />RE: Site Plan Modification - La Playa Varadero, 18801 Collins Avenue (PZ2021 <br />22) <br />RECOMMENDATION: <br />Staff has reviewed the site plan modification application and other requests and is submitting this <br />staff report with conditions for your consideration. <br />REASONS: <br />Staff and City Consultants have reviewed the site plan modification, the conditional use request, and <br />the shared parking agreement and finds the proposals to be compatible with existing adjacent uses <br />and structures. Staff recommends the time extension to pull a building permit to be extended from 24 <br />months to a total maximum of 72 months from the date of this site plan modification, if approved, as <br />follows: the building permit for the south tower shall be obtained within 48 months, and the building <br />permit for the north tower shall be obtained within 24 months of the issuance of the south tower's <br />building permit. In addition, the financing agreement is recommended to include conditions as <br />approved by the City Finance Director and City Manager. No variance(s) are being requested, as part of <br />this application. Based on the review by City's Staff and City's Consultants, the application i! <br />consistent with the City's Comprehensive Plan and Land Development Regulations. <br />ADDITIONAL INFORMATION: <br />The Applicant is seeking a major site plan modification for the approved project "La Playa Beach' <br />formerly known as, "La Playa Varadero", located at 18801 Collins Avenue, Sunny Isles Beach, FL 33160 <br />Item Number: 6.6 <br />
