LPA RESOLUTION NO. 2022 -_ <br />A RESOLUTION OF THE LOCAL PLANNING AGENCY OF THE CITY OF SUNNY ISLES <br />BEACH, FLORIDA, RECOMMENDING APPROVAL OF AN AMENDMENT TO THE <br />CITY OF SUNNY ISLES BEACH LAND DEVELOPMENT REGULATIONS (LDRs) <br />OFFICIAL ZONING MAP FOR THE PROPERTY LOCATED AT 215 185 ST, SUNNY <br />ISLES BEACH, FL 33160, TO AMEND THE ZONING DISTRICT FROM MODERATE <br />DENSITY TOWNHOUSE RESIDENTIAL (R-TH) TO COMMUNITY FACILITIES <br />PURSUANT TO CODE SECTION 265-4 OF THE CITY OF SUNNY ISLES BEACH; <br />PROVIDING FOR AN EFFECTIVE DATE. <br />WHEREAS, the City of Sunny Isles Beach ("City") has proposed a small-scale amendment <br />to the City's Future Land Use Map ("FLUM") for the property located at 215 185th Street, Sunny <br />Isles Beach, Florida, and as legally described in Exhibit "A" (the "Property") from Low to Moderate <br />Density Residential to Community Facility; and <br />WHEREAS, the City is in need of amending its Official Zoning Map to be consistent with its <br />FLUM, by amending the zoning district for the Property from "R-TH Moderate Density Townhouse <br />Residential" to "Community Facilities"; and <br />WHEREAS, City Commission serves as the Local Planning Agency ("LPA"), and reviewed <br />the proposed Official Zoning Map amendment; and <br />WHEREAS, on March 15, 2022, the Mayor and City Commission, sitting as the Local <br />Planning Agency ("LPA") at a properly advertised hearing received testimony and evidence <br />related to the amendment, and recommends approval of the proposed Official Zoning Map <br />amendment, as more particularly described in Exhibit "B". <br />NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF SUNNY <br />ISLES BEACH, FLORIDA, AS FOLLOWS: <br />Section 1. Incorporation of Recitals. The foregoing "WHEREAS" clauses are hereby ratified <br />and confirmed as being true and correct and are hereby made a specific part of this Resolution <br />upon adoption hereof. <br />Section 2. Recommending Approval of the Official Zoning Map Amendment. The Local <br />Planning Agency of the City of Sunny Isles Beach hereby recommends approval of the proposed <br />amendment to the Official Zoning Map as described in Exhibit "B". <br />Section 3. Effective Date. This Resolution shall take effect immediately upon adoption. <br />PASSED AND ADOPTED this 15th day of March 2022. <br />LPA RESOLUTION 1 of 2 <br />
