REQUEST <br />The Applicant renovated and constructed additions to the existing single-family house, <br />including adding a second story. The building additions expanded the footprint of the house <br />and therefore triggered compliance with zoning code requirements for green area and <br />setbacks. The following variance requests will allow the existing gazebo and pavers on the <br />property to remain as -is: <br />1. Pursuant to Section 265-45 of the City of Sunny Isles Land Development Regulations, <br />the Applicant requests a variance to increase the maximum gazebo size from one <br />hundred and fifty square feet (150 sq. ft.) to two hundred and seventy-eight square feet <br />(278 sq. ft.). <br />2. Pursuant to Section 265-45 of the City of Sunny Isles Land Development Regulations, <br />the Applicant requests a variance to allow the gazebo to reduce the gazebo setback <br />from six feet (6') to zero feet (0') from the side and rear lot lines. <br />3. Pursuant to Section 265-31 of the City of Sunny Isles Land Development Regulations, <br />the Applicant requests a variance to decrease the required landscaping and green area <br />from twenty-five percent (25%) to fourteen and sixteen hundredths percent (14.16%) <br />of the total lot area. <br />IV. ZONING REVIEW <br />The plans reviewed are on file, and may be examined, in the City Clerk's Office and are <br />entitled "Boundary Survey," prepared by MAQ Services, Inc., stamped received December <br />27, 2023, consisting of two (2) sheets.
