<br />NOTICE IS HEREBY GIVEN that a public hearing will be held by the City Commission of the City of Sunny Isles
<br />Beach, Florida, in the David P. Samson Commission Chambers, Sunny Isles Beach Government Center, 18070 Collins
<br />Avenue, Sunny Isles Beach, Florida on THURSDAY, JANUARY 16, 2025, AT 6:30 P.M., to consider the following

<br />Summary: The Applicant has submitted an application for a Site Plan Modification to the approved project St. Regis
<br />Residences, formerly known as La Playa Beach, located at 18801 Collins Ave. The original site plan was approved
<br />by City Commission pursuant to Zoning Resolution No. 15-Z-156, adopted on November 19, 2015, later modified on
<br />April 21, 2016, pursuant to Resolution No. 16-Z-158, and modified on February 17, 2022, pursuant to Resolution No.
<br />22-Z-189. The project was approved for two 62 -story towers with 490 condominium units and 1,228,435 sq. ft. of
<br />floor area. The proposed modification, further detailed below, includes decreasing the number of condominium units,
<br />decreasing the floor area square footage, decreasing parking, and redistributing programmed areas.
<br />Request: Pursuant to Section §265-18 and §265-35 of the City of Sunny Isles Beach Land Development Regulations,
<br />the Applicant is seeking a Site Plan Modification to decrease the density from 490 units to 360 units, decrease the
<br />cabanas from 17 to 14, reduce the guest suites from 13 to 10, decrease the Beach Bar and Grill from 5,200 sq. ft. to
<br />4,207 sq. ft., reduce the public restaurant space from 8,462 sq. ft. to 7,193 sq. ft., convert 5,170 sq. ft. of residential
<br />amenity area to 1,068 sq. ft. of commercial use, and provide required parking, and add one level of below -grade
<br />parking to Tower 2.
<br />The plans reviewed are on file, and may be examined, in the City Clerk's Office and are entitled "St. Regis
<br />Residences", prepared by Arquitectonica, stamped received on December 24, 2024, consisting of 82 sheets.
<br />Additionally, the landscaping plans entitled "St. Regis Sunny Isles Residences", prepared by EDSA, stamped received
<br />on December 6, 2024, consisting of 55 sheets. The civil plans entitled "St. Regis Residences", prepared by Fortin,
<br />Leavy, Skiles, Inc., stamped received on June 7, 2024, consisting of 12 sheets. Plans are subject to revisions based on
<br />comments provided by zoning staff of the City of Sunny Isles Beach. Plans are subject to modification.
<br />Legal: All of Tract "I", less the South 216.66 feet as measured at right angles to the South line of said Tract "1", of
<br />AMENDED PLAT NORTH BISCAYNE BEACH, according to the plat thereof, as recorded in Plat Book 44, at Page
<br />42, of the Public Records of Miami -Dade County, Florida. TOGETHER WITH That parcel of land lying East of and
<br />bounded on the West by the East line of said Tract "I", and bounded on the North by the Easterly extension of the
<br />North line of said Tract "I", and bounded on the East by the Erosion Control Line of the Atlantic Ocean, as recorded
<br />in Plat Book 134 at Page 47, of said Public Records of Miami -Dade County, Florida, and bounded on the South by
<br />the Easterly extension of the North line of the South 216.66 feet, as measured at right angles to the South line of said
<br />Tract "I" of AMENDED PLAT NORTH BISCAYNE BEACH AND The South 200 feet of Tract "H", as measured at
