One of the signs will be located on the eastern fagade, <br />facing Collins Avenue, which is 58 square feet in size: <br />The second sign will be located on the northern fagade, facing 186th Street, which is 43 <br />square feet in size: <br />As stated in the sign ordinance purpose and intent of Code Section §265-50.6.(2), these <br />regulations "promote positive conditions for sign communication enabling the <br />identification of residences and business but limiting the size and number of signs and <br />sign messages to a minimum reasonably necessary while, at the same time, avoiding <br />nuisances to nearby properties and promoting an attractive environment and lessening <br />visual clutter." The City's sign ordinance establishes maximum wall sign area of 35 square <br />feet per each wall sign. The subject property does not have a special condition or <br />circumstance to justify an increased wall sign size above this maximum.
