<br />INSTALLED IN CONFLICT WITH THE ARCHITECTURAL DRAWINGS SHALL BE CORRECTED BY THE CONTRACTOR AT HIS/HER OWN EXPENSE, AND AT NO

<br />6. FACILITIES SHALL COMPLY WITH THE FLORIDA BUILDING CODE ACCESSIBILITY 2023 8TH EDITION AND THE AMERICAN WITH DISABILITIES ACT, PUBLIC LAW
<br />101-336 (ADA), WHICHEVER IS MOST STRINGENT.
<br />7. THE CONTRACTOR SHALL VERIFY ALL DIMENSIONS AND TOPOGRAPHIC SPOT ELEVATIONS AND NOTIFY THE ARCHITECT OF ANY EXISTING DISCREPANCIES
<br />PRIOR TO PROCEEDING WITH THE WORK.
<br />8. THE CONTRACTOR SHALL CAREFULLY EXECUTE ALL WORK TO AVOID UNNECESSARY DAMAGE TO EXISTING ITEMS SCHEDULED TO REMAIN IN PLACE
<br />INCLUDING BUT NOT LIMITED TO EXISTING MECHANICAL, ELECTRICAL & LIGHTING EQUIPMENT.
<br />9. THE CONTRACTOR IS TO PROVIDE SECURITY BARRIERS AND OTHER APPLICABLE DEVICES AS REQUIRED BY THE CONTRACT DOCUMENTS AND/OR LOCAL
<br />AND STATE CODES AND REGULATIONS. PLACEMENT OF SAFETY DEVICES IS TO TAKE PLACE IN A MANNER SO AS NOT TO DISRUPT THE FACILITY
<br />OPERATIONS. THE CONTRACTORS SCOPE OF WORK FOR THIS PROJECT SHALL INCLUDE PATCHING ANY DAMAGED SURFACES TO MATCH EXISTING AND
<br />PAINTING ALL SURFACES AFFECTED BY THE NEW CONSTRUCTION. THOSE AFFECTED ITEMS SHALL BE REPLACED BY THE CONTRACTOR AT NO
<br />ADDITIONAL COST TO THE OWNER.
<br />10. THE WORK SHALL INCLUDE THE FURNISHING OF ALL LABORS, MATERIALS, EQUIPMENT, TRANSPORTATION AND SERVICES NECESSARY TO DO A
<br />COMPLETE AND THOROUGH JOB. ALL WORK SHALL BE DONE IN ACCORDANCE WITH THE DRAWING AND SPECIFICATIONS AS PREPARED BY THE OFFICE
<br />OF BEA ARCHITECTS AND CONSULTANTS.
<br />11. WORK NOT INCLUDED IN CONTRACT: WORK NOTED "N.I.C." OR BY OTHERS ON THE DRAWINGS OR SPECIFICATIONS. IF ANY MATERIALS, EQUIPMENT OR
<br />BOTH, INDICATED "N.I.C." ARE TO BE INSTALLED BY THE OWNER, THEY WILL BE SO NOTED ON THE DRAWINGS OR SPECIFIED IN THE SPECIFICATIONS.
<br />12. CONTRACTOR ACKNOWLEDGES THAT HE HAS INFORMED HIMSELF FULLY REGARDING REQUIREMENTS OF DRAWINGS, SPECIFICATIONS, & REGULATIONS
<br />PERTAINING TO THE PROJECT. SPECIFICATIONS AND DRAWINGS ARE COMPLEMENTARY, AND WHAT IS CALLED FOR BY ONE IS AS BINDING AS IF CALLED
<br />FOR BY ALL. VISIT SITE OF WORK. COMPARE REQUIREMENTS OF DRAWINGS AND SPECIFICATIONS AND BECOME FAMILIAR WITH EXISTING CONDITIONS
<br />UNDER WHICH WORK OF CONTRACT IS TO BE PERFORMED, INCLUDING TOPOGRAPHY, APPROACHES AND IMPROVEMENTS ON OR ABOUT SITE.
<br />13. PROTECTION OF ADJACENT BUILDINGS AND PROPERTY: EXERCISE ALL PRECAUTIONS NECESSARY TO PROTECT ALL BUILDINGS AND OTHER
<br />CONSTRUCTIONS ON PROPERTY ADJACENT TO THAT OF THE WORK OF THIS CONTRACT. CONTRACTOR SHALL BE RESPONSIBLE FOR, AND PAY FOR, ALL
<br />DAMAGES TO SUCH ADJACENT BUILDINGS AND CONSTRUCTION ON ACCOUNT OF OPERATIONS UNDER THE CONTRACT.
<br />14. THE ARCHITECT SHALL NOT HAVE CONTROL OR CHARGE OF, AND SHALL NOT BE RESPONSIBLE FOR, THE MEANS, METHODS, TECHNIQUES, SEQUENCES
<br />OR PROCEDURES OF CONSTRUCTION, FABRICATION, PROCUREMENT SHIPMENT, DELIVERY, OR INSTALLATION, OR FOR SAFETY PRECAUTIONS AND
<br />PROGRAMS IN CONNECTION WITH THE WORK, FOR THE ACTS OR OMISSIONS OF THE CONTRACTOR, SUBCONTRACTORS, SUPPLIERS, OR ANY OTHER
<br />PERSONS PERFORMING ANY OF THE WORK, OR FOR THE FAILURE OF ANY OF THEM TO CARRY OUT THE WORK OR TO MEET THEIR SCHEDULES FOR
<br />DELIVERY OF COMPLETION IN ACCORDANCE WITH THE CONTRACT DOCUMENTS.
<br />15. WRITTEN DIMENSIONS TAKE PRECEDENCE OVER SCALED DIMENSIONS. IF ANY DISCREPANCIES ARISE THE ARCHITECT IS TO BE NOTIFIED PRIOR TO THE
<br />COMMENCEMENT OF WORK FOR CLARIFICATION.
<br />16. ALL DIMENSIONS INDICATED ON ARCHITECTURAL PLANS ARE TO FACE-OF-FINISH OR FACE-OF-CONCRETE UNLESS NOTED OTHERWISE.
<br />17. SUBCONTRACTORS ARE TO HOLD HARMLESS THE ARCHITECT, OF ALL LAWSUITS AND CLAIMS WHICH ARISE FROM WORK PERFORMED BY OR MATERIALS
<br />SUPPLIED BY THE CONTRACTOR AND THE SUBCONTRACTORS.
<br />18. CONTRACTOR SHALL VERIFY THAT NO CONFLICTS EXIST IN LOCATIONS OF ANY AND ALL MECHANICAL, TELEPHONE, ELECTRICAL, LIGHTING, AND
<br />PLUMBING (TO INCLUDE ALL PIPING, DUCTWORK AND CONDUIT) AND THAT REQUIRED CLEARANCES FOR INSTALLATION AND MAINTENANCE OF ABOVE
<br />MENTIONED EQUIPMENT ARE PROVIDED.
<br />19. THE CONTRACTOR IS RESPONSIBLE FOR PROTECTING ALL UNDERGROUND UTILITIES AND/OR STRUCTURES SHOWN AND ANY OTHER UTILITIES OR
<br />STRUCTURES NOT OF RECORD OR NOT SHOWN ON THESE PLANS.
<br />20. ALL LABOR INSTALLATION SHALL BE PERFORMED IN THE BEST POSSIBLE MANNER BY SKILLED AND EXPERIENCED WORKMEN TRAINED IN THEIR
<br />RESPECTIVE TRADES.
<br />21. THE CONTRACTOR SHALL PROVIDE ALL NECESSARY BLOCKING, BACKING, FRAMING, HANGERS OR OTHER SUPPORT, FOR ALL BUILDING EQUIPMENT AND
<br />ACCESSORIES SHOWN ON PLANS, REGARDLESS OF WHOM SUPPLIES SAID EQUIPMENT OR ACCESSORY UNLESS NOTED OTHERWISE.
<br />22. VEHICULAR ACCESS MUST BE PROVIDED AND MAINTAINED SERVICEABLE THROUGHOUT CONSTRUCTION, INCLUDING EMERGENCY VEHICLES.
<br />23. EVERY EXIT DOOR SHALL BE OPERABLE FROM THE INSIDE WITHOUT THE USE OF A KEY OR ANY SPECIAL KNOWLEDGE OR EFFORT. SPECIAL LOCKING
<br />DEVICES SHALL BE OF AN APPROVED TYPE.
<br />24. AS PER FBC, "CERTIFICATE OF PROTECTIVE TREATMENT FOR PREVENTION OF TERMITES". A WEATHER RESISTANT JOBSITE POSTING BOARD SHALL BE
<br />PROVIDED TO RECEIVE DUPLICATE TREATMENT CERTIFICATES AS EACH REQUIRED PROTECTIVE TREATMENT IS COMPLETED, PROVIDING A COPY FOR
<br />THE PERSON THE PERMIT IS ISSUED TO AND ANOTHER COPY FOR THE BUILDING PERMIT FILES. THE TREATMENT CERTIFICATE SHALL PROVIDE THE
<br />PRODUCT USED, IDENTITY OF THE APPLICATOR, TIME AND DATE OF THE TREATMENT, SITE LOCATION, AREA TREATED, CHEMICAL USED, PERCENT
<br />CONCENTRATION AND NUMBER OF GALLONS USED, TO ESTABLISH A VERIFIABLE RECORD OF PROTECTIVE TREATMENT. IF THE SOIL CHEMICAL BARRIER
<br />METHOD FOR TERMITE PREVENTION IS USED, FINAL EXTERIOR TREATMENT SHALL BE COMPLETED PRIOR TO FINAL BUILDING APPROVAL. AS APPLICABLE.
<br />25. AS PER FBC, "NOTICE OF TERMITE PROTECTION". A PERMANENT SIGN WHICH IDENTIFIES THE TERMITE TREATMENT PROVIDER AND NEED FOR
<br />RE-INSPECTION AND TREATMENT CONTRACT RENEWAL SHALL BE PROVIDED. THE SIGN SHALL BE POSTED NEAR THE WATER HEATER OR ELECTRIC
<br />PANEL.
<br />26. REFER TO PERMIT DRAWINGS INCLUDING ALL ADDENDUMS AND WRITTEN SPECIFICATION MANUALS FOR COMPLETE CONSTRUCTION DOCUMENTS FOR
<br />EXECUTION OF PROJECT AND SCOPE OF WORK.
<br />27. UPON PROJECT'S FINAL COMPLETION, CONTRACTOR SHALL SUBMIT AS-BUILT SURVEY. AS-BUILT SURVEY SHALL BE PERFORMED BY LICENSED
<br />REGISTERED LAND SURVEYOR. AS-BUILT SURVEY DOCUMENTS SHALL BE SUBMITTED VIA 3 HARD COPIES SIGNED & SEALED AND IN A DIGITAL AUTOCAD
<br />FORMAT.
<br />28. UPON PROJECT'S FINAL COMPLETION, CONTRACTOR SHALL SUBMIT PDF OF AS-BUILT DRAWINGS OF INTERIOR AND EXTERIOR CONDITIONS AS WELL AS A
<br />SCANNED PDF OF THE MARKED-UP FIELD COPY.
<br />29. CONTRACTOR SHALL SUBMIT SIGNED AND SEALED SHOP DRAWINGS FOR AOR/EOR AND CLIENT TO REVIEW AND APPROVE BEFORE ORDERING THE
<br />PRODUCT.
<br />GENERAL DEMOLITION & RESTORATION NOTES:
<br />1. THE DEMOLITION AND RESTORATION OF THE BUILDING PLANS FOR THIS PROJECT ARE GENERAL IN NATURE AND INDICATE APPROXIMATE EXISTING CONDITIONS AT THE
<br />PROJECT SITE. THE CONTRACTOR SHALL BE RESPONSIBLE FOR VISUAL FIELD VERIFICATION OF CONDITIONS AND QUANTITIES AND NOTIFY IN WRITING THE A/E AND THE
<br />CITY OF SUNNY ISLES BEACH OF DISCREPANCIES FOUND DURING THE BIDDING FOR THEIR POSSIBLE INCORPORATION VIA ADDENDUM. FAILURE ON THE PART OF
<br />PROSPECTIVE CONTRACTORS TO COMPLY WITH THE ABOVE MENTIONED MANDATE SHALL NOT ENTITLE THE AWARDED CONTRACTOR TO ADDITIONAL COSTS AFTER BID
<br />AWARD.
<br />2. THE CONTRACTOR SHALL VERIFY ALL DIMENSIONS AND NOTIFY THE ARCHITECT OF ANY EXISTING DISCREPANCIES PRIOR TO PROCEEDING WITH THE WORK.
<br />3. THE CONTRACTOR IS TO EXERCISE DUE CARE DURING THE DEMOLITION AND REMOVAL PHASE, TO ASSURE THAT ITEMS SCHEDULED FOR DEMOLITION AND REMOVAL
<br />ARE PROPERLY REMOVED WITHOUT DAMAGE TO THE SURROUNDING AREA(S).
<br />4. ITEMS SCHEDULED TO BE RELOCATED OR TO REMAIN ARE TO BE COORDINATED WITH THE CITY OF SUNNY ISLES BEACH AND ARE TO BE SUBSEQUENTLY PROTECTED
<br />FROM DAMAGE.
<br />5. ALL SCHEDULED ITEMS THAT ARE CALLED FOR IN THE CONTRACT DOCUMENTS TO BE REMOVED ARE TO BE REMOVED FROM THE SITE BY THE CONTRACTOR AND
<br />DISPOSED OF AS REQUIRED BY LOCAL AND STATE CODES AND AS REQUIRED BY AUTHORITIES HAVING JURISDICTION.
<br />6. THE CONTRACTOR SHALL CAREFULLY EXECUTE ALL WORK TO AVOID UNNECESSARY DAMAGE TO EXISTING ITEMS SCHEDULED TO REMAIN IN PLACE INCLUDING BUT
<br />NOT LIMITED TO CEILING TILES, EXISTING LIGHT FIXTURES, HVAC DUCTS, WALL AND FLOOR FINISHES, EXISTING BUILT-IN CABINETS OTHER FURNITURE, FIXTURES AND
<br />EQUIPMENT.
<br />7. DURING THE DEMOLITION PROCESS, THE CONTRACTOR SHALL BE RESPONSIBLE FOR PROVIDING AND MAINTAINING TEMPORARY ADEQUATE MOISTURE PROTECTION AS
<br />NECESSARY SO AS TO PROTECT EXPOSED DECKS AND INTERIOR BUILDING SPACES FINISHES AND EXISTING FURNITURE AGAINST WATER INTRUSION AND SUBSEQUENT
<br />DAMAGE. THESE MEASURES ARE TO REMAIN IN PLACE UNTIL SUCH TIME AS THE AFFECTED AREAS HAVE BEEN MADE WATER TIGHT BY COMPLETION OF THE
<br />RESTORATION WORK.
<br />8. UNDER NO CIRCUMSTANCES IS THE DEMOLITION OF EXISTING WALLS TO COMMENCE WITHOUT ADEQUATE MEASURES BEING TAKEN BY THE CONTRACTOR FOR
<br />PROVIDING AND MAINTAINING TEMPORARY MOISTURE PROTECTION THROUGHOUT. CONTRACT TO VERIFY SELECT DEMOLITION DOES NOT COMPROMISE STRUCTURAL
<br />INTEGRITY.
<br />9. THE CONTRACTOR IS TO PROVIDE SECURITY BARRIERS AND OTHER APPLICABLE DEVICES AS REQUIRED BY THE CONTRACT DOCUMENTS AND/OR LOCAL AND STATE
<br />CODES AND REGULATIONS GOVERNING DEMOLITION AND RESTORATION WORK.
<br />10. FINAL PLACEMENT OF ALL SAFETY DEVICES IS TO BE COORDINATED WITH THE FACILITY USER AND THE CITY OF SUNNY ISLES BEACH'S RELATED PERSONAL AS
<br />APPLICABLE FOR THIS PARTICULAR PROJECT.
<br />11. THE CONTRACTORS SCOPE OF WORK FOR THIS PROJECT SHALL INCLUDE PATCHING AND RE-FINISHING ANY DAMAGED SURFACES AS A DIRECT OR INDIRECT RESULT
<br />OF THIS WORK. MATCH EXISTING FINISHES AND PAINT ALL SURFACES AFFECTED BY THE NEW CONSTRUCTION AND DEMOLITION.
<br />12. THE CONTRACTOR SHALL PROTECT THE EXISTING INTERIOR FINISHES NOT SCHEDULED TO BE REMOVED OR DEMOLISHED.
<br />13. THE CONTRACTOR SHALL PROVIDE DOCUMENTATION (PHOTOGRAPHS AND/OR DRAWINGS) OF EACH ITEM TO BE REMOVED, STORED AND REINSTALLED. THESE ITEMS
<br />INCLUDE BUT ARE NOT LIMITED TO: SATELLITE DISH, LIGHT FIXTURES, OUTDOOR SPEAKERS, AND INTERIOR FINISHES (FINISH PANELING AND SHELVING SYSTEMS).
<br />14. PROVIDE PROPER STORAGE TO INSURE PROTECTION FROM THE WEATHER WHEN REQUIRED.
<br />15. THE CONTRACTOR SHALL PROTECT ALL EXPOSED ROOFING INSULATION FROM THE ELEMENTS BY TAKING ALL NECESSARY PRECAUTIONS TO PREVENT MOISTURE
<br />PENETRATION OF ROOF INSULATION AND AREAS OF EXPOSED BUILDING INTERIOR. CONTRACTOR TO MAINTAIN CITY OF SUNNY ISLES BEACH OPERATIONS AND SAFETY
<br />TO PATRONS AND ALL CITY OF SUNNY ISLES BEACH PERSONNEL DURING DEMOLITION AND CONSTRUCTION. CONTRACTOR TO PROVIDE MOT PLANS FOR
<br />COORDINATION/APPROVAL FOR OWNER.
<br />16. DEMOLITION/ RENOVATION SHALL NOT INTERFERE WITH PUBLIC USE OF EXISTING FACILITY. CONTROL/ MINIMIZE DUST AND RUN OFF. MAINTAIN PUBLIC SAFETY.
<br />17. CONTRACTOR SHALL DISCONNECT/ CAP OFF UTILITIES AS NECESSARY FOR DIMENSION WORK.
<br />18. ALL SURFACES TO BE PATCHED/ REFINISHED WHERE IMPACTED BY DEMOLITION.
<br />19. CONTRACTOR TO COORDINATE WITH CITY FOR STAGING/ PLACEMENT OF DEBRIS CONTAINER/ REMOVAL OF DEBRIS. AVOID/ MINIMIZE IMPACT TO FACILITY OPERATIONS.
<br />MAINTAIN A CLEAN WORK SITE. DISPOSE OF ALL MATERIAL IN A LEGAL MANNER.
