February 20, 2025 <br />PZ2025-03 <br />Adjacent Properties: <br />III. REQUEST <br />Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting a Site Plan Modification to eliminate the <br />condition of approval referenced in Section 4.11.(5) of City Commission Resolution 21- <br />Z-183 to underground all utility lines adjacent to the project. <br />IV. ZONING REVIEW <br />The Applicant is requesting a Site Plan Modification to cancel the condition of approval <br />referenced in Section 4.11.(5) of City Commission Resolution 21-Z-183 to underground all <br />utility lines adjacent to the project, which states: <br />(5) That the Applicant underground all utility lines adjacent to the proposed project, and <br />at the time of undergrounding the utility lines for the project. The Applicant shall <br />coordinate with the City's undergrounding project for any scheduling and any <br />conflicts. <br />As depicted on the survey in the application package, there are overhead utility lines <br />adjacent to the east and west of the project. To the east, there are power lines between <br />the parking garage and the gas station.
