By evaluating a project from this <br />perspective during the design phase, we can minimize or <br />eliminate potential problems and their associated costs. <br />EQUIPMENT REVIEW/COORDINATION <br />One of the most critical aspects of completing a project <br />successfully is making sure the facility can open for <br />business as soon as the certificate of occupancy is <br />received. It is important that the project team be involved <br />with the procurement of furnished equipment, furnishings, <br />and fixtures to coordinate the installation of those items <br />with the building construction and troubleshoot potential <br />problems before the project is complete. We will: <br />• Review equipment shop drawings and <br />specifications to verify the services and <br />conditions required for proper installation <br />• Verify schedule lead times, delivery dates, and <br />installation durations <br /> WORK PACKAGE SCOPE DEVELOPMENT <br />After determining the best work package breakdown, we <br />develop comprehensive scope documents detailing the <br />responsibilities of each trade contractor. These documents are <br />meticulously developed using the design team’s specifications, <br />the requirements of the governing authorities, and our scope <br />documents. Our focus is to develop a set of documents that <br />has no overlaps or gaps in the project scope and that clearly <br />defines and delineates the trade contractors’ responsibilities. <br />This ensures that the project has both competitive bid pricing <br />and minimal changes to the final cost. <br />Subcontractor and Vendor Solicitation <br />Historical data has proven that the more interest (and bidders) <br />a project has, the lower the bid results. Therefore, as the <br />project enters the bid phase, we work diligently to generate <br />interest in the project and solicit potential subcontractors. We <br />do this through the use of our extensive databases, phone <br />calls, electronic notification, and plan distribution systems. We <br />also work with the client to solicit local and minority <br />subcontractors based on the client’s goals for the project. <br />Some of our methods to encourage local participation are <br />detailed below. <br />Developing the Right Bid List <br />Our team has compiled an extensive database of <br />subcontractors and vendors due to our large volume of work. <br />We meet with the owner to develop a subcontractor and <br />vendor bid list that reflects the project’s goals and values. <br />Once pricing is completed, we evaluate each company and <br />identify subcontractors that are capable of completing the <br />project to our high standards of quality and safety. We present <br />these recommendations to the client and choose a suitable <br />subcontractor list with the right mix of local and <br />minority/disadvantaged business subcontractors and vendors.
