RESOLUTION NO. 25-Z-2 <br />A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF SUNNY ISLES BEACH, <br />FLORIDA, APPROVING A SITE PLAN MODIFICATION APPLICATION (PZ2025-05) <br />SUBMITTED BY ARTISTIC BUILDING STUDIO, LLC FOR THE PROJECT ENTITLED <br />"CHATEAU BEACH" TO REVISE THE WEST ELEVATION TO REPLACE EXTERIOR <br />ARTIFICIAL GRASS ON THE EXTERIOR FACADE WITH PORCELAIN TILE, WOOD <br />GRAIN ALUMINUM PLANKS, AND PERFORATED METAL PANELS, AND TO <br />CONSTRUCT A NEW PORTE-COCHERE CANOPY; PROVIDING THE CITY MANAGER <br />WITH THE AUTHORITY TO DO ALL THINGS NECESSARY TO EFFECTUATE THIS <br />RESOLUTION; PROVIDING FOR SEVERABILITY; PROVIDING FOR REPEALER; <br />PROVIDING FOR AN EFFECTIVE DATE. <br />WHEREAS, Artistic Building Studio, Inc. (the "Applicant") is seeking approval of a Site Plan <br />Modification (PZ2025-05) to modify the approved site plan for the Chateau Beach project which <br />was approved by the City of Sunny Isles Beach ("City") pursuant to Resolution No. 12-Z-126, <br />passed and adopted March 1, 2012; and <br />WHEREAS, the Applicant's Site Plan Modification Application requests the following: <br />1. Pursuant to Section §265-18 of the City of Sunny Isles Beach Land Development Regulations, <br />the Applicant is requesting a Site Plan Modification to revise the west elevation to replace <br />the existing artificial grass on the exterior fagade with porcelain tile, wood grain aluminum <br />planks, and perforated metal panels and construct a new porte-cochere canopy. <br />Legal Description: CHATEAU BEACH CONDO TATUMS SUB GOVT LOT 6 PB 10-64 N10OFTTR 3 <br />E OF STATE RD 140 PB 45-66 AS DESC IN DECL OR 29720-3594 & PORT <br />LYING EAST 7 ADJACENT WEST OF EROSION LINE PER PB 105-62 <br />Address: 17475 Collins Avenue, Sunny Isles Beach, FL 33160 <br />Folio: 31-2211-084-0001 <br />WHEREAS, on May 15, 2025, the City Commission conducted a public hearing on the site <br />plan modification application; -and <br />WHEREAS, the public hearing was duly advertised and held as required by law, all <br />interested parties concerned with the matter were heard, and due and proper consideration was <br />given to the matter and to the positive recommendation contained in the City's Staff Report; and <br />WHEREAS, the City Commission reviewed the application for site plan modification, the <br />written and oral recommendations of the Development Services Department, including the <br />recommended conditions, and hereby finds competent substantial evidence to support a <br />7 <br />
