The primary purpose of this renovation is to refresh and update the building's
facade design. Almost a decade has passed since the last update, and the area has seen
significant changes, including constructing several new luxury buildings.
While it is true that we decided in 2016 to install fake grass on the facade, according to
the approved permit # B 2016-754 and referred to in resolution 12-Z-126, we currently
think that a renovation is necessary. Chateau Beach Residences is a high-end building
featuring beautifully designed common areas and luxurious apartments that need the
facade to be in accordance.
Our proposal includes replacing the current fake grass with more contemporary finishes,
such as large -format tiles, perforated metal panels, wood grain panels, and certain accents
of black aluminum cladding,
We respectfully request permission to proceed with this renovation and to replace the fake
grass, which has been causing surface deterioration issues, As the fake grass ages, it fails
to provide a fresh appearance for our building and contributes to its gradual deterioration.
Please find attached to this letter of intent the existing picture of the fagade and the
renovation render according to the permit plans: Existing, Demolition, and proposed.
We look forward to your response... . .
Sincerely,
'l
 /'\,<-
David Rodriguez
President
Board of Directors
Chateau Beach Condominium Association, Inc.
17475 Collins Avenue, Sunny Isles Beach, Fl 33160 1 Phone: 786.749,1100
