SUNNY SF <br />x CITY OF SUNNY ISLES BEACH <br />NOTICE OF ZONING HEARING <br />NOTICE IS HEREBY GIVEN that a public hearing will be held by the City Commission of the City of Sunny Isles Beach, <br />Florida, in the David P. Samson Commission Chambers, Sunny Isles Beach Government Center, 18070 Collins Avenue, Sunny <br />Isles Beach, Florida on THURSDAY, OCTOBER 16, 2025 AT 6:30 P.M., to consider the following Zoning application: <br />Public Hearing #: PZ2025-08 <br />Application: Site Plan Approval for Miami Beach Club <br />Applicant: MB RE Investments, LLC <br />Property Location: 19051 Collins Avenue, Sunny Isles Beach, FL 33160 <br />Size of Property: 2.012 acres <br />Zoning District: MU-R (Mixed Use - Resort District) <br />Summary: The Applicant is seeking approval for the proposed development project "Miami Beach Club";located at 19051 <br />Collins Avenue, Sunny Isles Beach, FL 33160. The project consists of a sixty-two (62) story residential condominium tower <br />with 524,212.8 square feet of floor area and 145 residential dwelling units. <br />Request: <br />1. Pursuant to Section 265-18 and 265-35 of the City of Sunny Isles Beach Land Development Regulations, the Applicant <br />is requesting Site Plan Approval for the development project, "Miami Beach Club," consisting of a sixty-two (62) <br />story residential condominium tower with a total of 524,212.8 square feet of floor area and 145 residential dwelling <br />units. <br />2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development. Regulations, the Applicant is <br />requesting approval for the purchase and assignment of Transferable Development Rights (TDRs) in the amount of <br />120,972.2 square feet and 48 dwelling units from the City's public TDR bank account. <br />3. Pursuant to Section 265-11(M) of the City of Sunny Isles Beach Land Development Regulations, the Applicant is <br />requesting a payment agreement for the requested development bonuses and City's TDRs, not paid -in kind over a <br />period of time and on terms approved by the City Commission. <br />4. Pursuant to Section 104-4.2 of the City of Sunny Isles Beach Land Development Regulations, the Applicant is <br />requesting to defer the work of art requirement from the Arts in Public Places Program to after the site plan approval <br />but prior to issuance of Temporary Certificate of Occupancy (TCO) or Certificate of Occupancy (CO). <br />5. Pursuant to Section 265-63.3(G) of the City of Sunny Isles Beach Land Development Regulations, the Applicant is <br />requesting the use of murals and graphic designs on a temporary construction fence. <br />6. Pursuant to Section 265-11(N) of the City of Sunny Isles Beach Land Development Regulations, the Applicant is <br />requesting an extension of time to obtain a building permit for up to five (5) years form the site plan approval and up <br />to five (5) years from issuance of building permit to complete the development project. <br />The plans reviewed are on file and may be examined in the City Clerk's Office. The plans are entitled "Miami Beach Club," <br />by Cohen, Freedman, Encinosa & Assoc. Architects, PA., stamped received September 10, 2025, consisting of 27 sheets, <br />"North Miami Beach Club," by Enea Landscape Architects, Inc., consisting of 12 sheets, "Miami Beach Club," by Kimley <br />Horn, stamped received July 30, 2025, consisting of nine sheets, and survey by Fortin, Leavy, Skiles, Inc., stamped received <br />May 13, 2025, consisting of one sheet. Plans are subject to revisions based upon comments provided by zoning staff of the City <br />of Sunny Isles Beach. Plans are subject to modification. <br />329 <br />
