Fti3 <br />City of Sunny Isles Beach <br />18070 Collins Avenue <br />Sunny Isles Beach, Florida 33160 <br />(305) 947-0606 City Hall <br />(305) 949-3113 Fax <br />MEMORANDUM <br />TO: Honorable Mayor and City Commissioners <br />VIA: Stan Morris, City Manager <br />FROM: Amy Canales, Planning and Zoning Director <br />DATE: February 19, 2026 <br />RE: Miami Beach Club - Request for Site Plan Approval and Transfer of <br />Development Rights for property Located at 19051 Collins Avenue (PZ2025- <br />08) <br />RECOMMENDATION: <br />Staff has compiled the relevant facts, presented in the attached staff report, and recommends the <br />application be presented to City Commission for consideration. <br />REASONS: <br />The Applicant, MB RE Investments, LLC, has submitted applications for Site Plan Approval and Transfer <br />of Development Rights (TDRs) for the proposed project "Miami Beach Club" located at 19051 Collins <br />Avenue. The following requests are included in the application package: <br />1. Pursuant to Section 265-18 and 265-35 of the City of Sunny Isles Beach Land Development <br />Regulations, the Applicant is requesting Site Plan Approval for the development project, "Miami <br />Beach Club," consisting of a sixty-two (62) story residential condominium tower with a total of <br />524,212.8 square feet of floor area, including a 2,390 sq. ft. private restaurant, and 145 residential <br />dwelling units. <br />2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development Regulations, the <br />Applicant is requesting approval for the purchase and assignment of TDRs in the amount of <br />120,972.18 square feet and 48 dwelling units from the City's public TD R bank account. <br />3. Pursuant to Section 265-11(M) and Section 265-23.G.(1)(d) of the City of Sunny Isles Beach Land <br />Development Regulations, the Applicant is requesting a payment agreement in the form of a <br />Promissory Note for the requested development bonuses and TDRs, not paid -in kind, over a <br />period of time and on terms approved bythe City Commission. <br />Item Number: 5.A <br />4W <br />9 <br />
