City of Sunny Isles Beach <br />Planning & Zoning Department <br />Re: Revised Signage Variance Request — Dryeco Garment Care, LLC d/b/a Dryeco <br />Property Address: 18660 Collins Avenue, Suite 100 <br />Sunny Isles Beach, FL <br />G1iT Ow <br />kcl Se <br />RECEIVED <br />Pn02&04 <br />3/19/2026 <br />PLANNING & ZONING DEFT. <br />Following discussions with Planning staff, we are submitting this revised request to clarify and simplify the <br />scope of our application. <br />Dryeco Garment Care is requesting a variance solely for the existing front storefront sign located at <br />18660 Collins Avenue, Suite 100. We are not requesting any site plan modification and we are <br />withdrawing the request for an additional wall sign on the south side of the building. <br />The purpose of this request is to allow for a modest increase in the size of the existing front -facing sign so <br />that the full business identification, including the words "Eco Dry Cleaner," can be clearly legible to <br />passing traffic along Collins Avenue. The proposed sign dimensions are approximately 178 inches in <br />width by 78 inches in height, totaling approximately 96.4 square feet of sign area. <br />Historically, the storefront had greater visibility from the roadway. However, following the installation of a <br />bus stop shelter directly in front of the property, visibility of the storefront has been significantly reduced. <br />As a result, it has become difficult for drivers to identify both the business and the service offered at this <br />location. <br />We frequently receive feedback from customers who were unaware that a dry cleaner operates at this <br />location until they discovered us online or noticed the business while visiting neighboring tenants. <br />The requested signage reflects our registered trademark, which includes both the Dryeco name and the <br />"Eco Dry Cleaner" designation as part of a single integrated mark. At the currently permitted sign size, the <br />lettering for "Eco Dry Cleaner" would be too small to be effectively read by passing motorists, which would <br />reduce the clarity of the service being offered and diminish the effectiveness of the sign. <br />The requested increase in sign area is intended only to ensure that the full mark remains legible and that <br />the nature of the business is clearly communicated to the public. <br />This request is not intended to create excessive signage, but rather to restore reasonable visibility for the <br />business and allow the storefront to function as originally intended prior to the installation of the bus <br />shelter. <br />Dryeco is committed to maintaining a clean, professional storefront that is consistent with the character of <br />the surrounding area.
