(2) That the Applicant shall submit a site plan application for the Varadero site no later than <br /> September 4, 2015. If the site plan application is not submitted, the sales center shall be <br /> removed within 30 days. <br /> (3) A bond shall be posted by the applicant for the amount $20,000 that would be necessary if the <br /> City were placed in the position of having to remove said temporary sales center or trailer. <br /> (4) Removal of the sales center must comply with all City and County requirements. Removal <br /> shall occur no later than 30 days after Temporary Certificate of Occupancy is obtained for the <br /> development project on the Varadero site, unless a site plan approval for a different project is <br /> approved for the subject property. <br /> (5) That the Applicant comply with all conditions and permit requirements of the Department of <br /> Permitting, Environment and Regulatory Affairs (RER), the Miami-Dade County Fire <br /> Department(MDFD), Water and Sewer Department, Department of Environmental Protection <br /> (DEP), Florida Department of Transportation (FDOT). <br /> (6) If the Applicant does not obtain a building permit within three (3) months of the approval to <br /> construct the sales center, the approval shall be deemed null and void. <br /> (7) That the proposed art-work statue, if approved by the City Commission, shall be installed at a <br /> location designated by the City Manager or his designee. Notwithstanding the foregoing, the <br /> City has the absolute discretion to direct the removal at Applicant's expense the art-work <br /> statute if it becomes a distraction to drivers on Collins Avenue. <br /> (8) That the Applicant shall maintain the vacant area of the property clean and free of any debris. <br /> The vacant area shall provide an erosion control sediment fence and the area shall not be used <br /> for any purpose beyond the proposed use permitted in this approval. <br /> (9) That the Applicant shall submit a staging plan before commencing any construction activity. <br /> The staging plan shall provide a schedule of activities such as, parking arrangements, lane <br /> closures, sidewalk closures, and any other required activity that may provoke an impact at the <br /> surrounding areas to the site. The staging plan shall be approved administratively by the City <br /> Manager or designee. <br /> (10) That the construction fence and side walk shall be maintained in clean and in good condition <br /> at all times. <br /> Section 4.
