Request of 17550 Collins Avenue, LLC. for the Residential Condominium <br /> Tower/Commercial (Restaurant/Office/Retail) for the Property Located at 17550 <br /> Collins Avenue for the Following: (Hearing #PZ2015-10) <br /> Summary: <br /> The Applicant is seeking approval of a site plan application for a 17-story residential tower <br /> with a ground floor commercial space (Restaurant/Office/Retail). The application consists <br /> of 61 residential units and 126,888 square feet of floor area ratio (FAR).'Additionally, the <br /> Applicant is requesting approval of the use of mural and graphics on temporary <br /> construction fencing. This Zoning Application was deferred from the Public Hearing <br /> scheduled on May 21, 2015. <br /> Requests: <br /> 1. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting a site plan approval for a 17-story, residential tower <br /> with 61 residential units and a commercial ground floor (Restaurant/Office/Retail) with a <br /> total Floor Area Ratio (FAR) of 126,888 square feet. <br /> 2. Pursuant to Section 265-63.3 (G) of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting the use of graphics and murals on a temporary <br /> construction fence. <br /> Protests 0 Waivers 0 Ex Parte 2 <br /> Action: Mayor Scholl gave opening remarks on zoning procedures/decorum. City Clerk <br /> Hines read a disclaimer for the Zoning hearing, and administered the oath to witnesses. <br /> City Attorney Ottinot asked if there were any Ex Parte Disclosures and:Mayor Scholl and <br /> Commissioner Aelion said they each had met with the Developer to discuss the <br /> Application. City Planner Claudia Hasbun reported that this Application'was deferred from <br /> the May 21, 2015 public hearing. The Applicant's initial proposal consisted of a site plan <br /> for an 18-story residential tower with 77 residential units and 6,000 square feet of a ground <br /> floor restaurant with a total Floor Area Ratio (FAR) of 165,538 square feet. The proposal <br /> has now been modified and the Applicant is seeking approval of a site plan application for <br /> a Mix-Use 17-story residential Condominium consisting of 61 residential units with 5,721 <br /> square feet of ground floor commercial space for a total of 126,888 square feet of floor <br /> area ratio (FAR) for the property located at 17550 Collins Avenue. I Additionally, the <br /> Applicant is requesting approval of the use of mural and graphics on+their construction <br /> fencing. The Applicant is also requesting an increase in floor area ratio of 0.95 for a total <br /> floor area of 2.95 and if approved the Applicant shall provide to the City:a non-refundable <br /> deposit in the amount of$78,408 which is 10% of the total of$784,080i, They need to pay <br /> this within three (3) days of this site plan application if approved. Staff and consultants <br /> have reviewed the site plan application, and based on review the application is consistent <br /> with the City's Comprehensive Plan and Land Development Regulations'. <br />
