(The North 75 Feet of the South 185 <br /> feet of the East 200 feet of said Tract 4, lying immediately Wes of <br /> State Road A-1-A has been deeded as an easement for road <br /> purposes, said deed being recorded in the Public Records of Dade <br /> County, Florida, under Clerk's File No. 2130903.) it being intended to <br /> demise all of Lot 5-A together with all the land contiguous and <br /> adjacent thereto South of said Lot 5-A up to the North line of the 75 <br /> foot easement as shown on the plat attached hereto. <br /> Land Use: Mixed Use - Business <br /> This commercial land use category is intended to accommodate retail, <br /> business and service uses that serve primarily convenience shopping <br /> and personal service needs of surrounding neighborhoods and visitor <br /> accommodations. Offices, hotels and professional and business <br /> services, community and recreation facilities are permitted. <br /> Development intensity is limited to a maximum F.A.R. of 2.0. <br /> Residential densities are limited to a maximum of twenty five (25) <br /> • units per acre and the number of hotel rooms is controlled by the Floor <br /> Area Ratio. Additional density and intensity bonuses may be granted <br /> for mixed use developments, structured parking, pedestrian amenities <br /> and other public purpose objectives as determined by the City. <br /> Parking areas shall be screened with landscaping from adjacent <br /> residential districts and from adjacent public streets. <br /> Zoning: Neighborhood-Business (B-1) <br /> The Neighborhood Business District (B-1) is established to provide <br /> locations for convenience shopping facilities in which those retail <br /> commercial uses shall predominate that have a neighborhood- <br /> oriented market and which supply necessities that usually require <br /> frequent purchasing and with a minimum of consumer travel.
