<br />would not be considered "minor" in accordance with Ordinance 2003-167 adopted March <br />20, 2003, the Applicant shall be required to obtain another approval from the City <br />Commission. <br /> <br />2. That the approval of the plan be substantially in compliance with that submitted for "Jade <br />Sales Center", prepared by Carlos A. Ott Architect, Kobi Karp Architects date stamped <br />received 11-14-03 on sheets consisting of 26 sheets and; plans entitled "Cover Sheet and <br />Location Map, Site and Paving Plan, Site, Site and Paving Details, Grading and Drainage <br />Plan, Site Utilities Plan, Water and Sewer Notes", prepared by VSN Engineering Inc., <br />date stamped received 11-14-03, consisting of 7 sheets and; plans entitled "Sales Center <br />Jade on the Beach", prepared by J.F.S. Design, Inc. consisting of 3 sheets, dated 11-13-03 <br />and last revised on December 18, 2003, as accepted at the January 15, 2004 public <br />hearing with overall height not to exceed 60 feet, to provide for a 25-foot front setback, <br />30 feet building height and 10-foot landscape buffer along the Collins Avenue. <br /> <br />Plans as submitted on December 18, 2003 entitled "Jade Beach Sales Center," consisting <br />of 3 sheets dated revised 11-11-03 prepared by Carlos A. Ott Architect, Kobi Karp <br />Architects, and Landscape Plan entitled "Jade Sales Center" dated revised 12-17-03 <br />prepared by J.F.S. Design, Inc. <br /> <br />3. That a plan shall be submitted to the Zoning Director and Landscape Architect for their <br />review. Plans shall show the type and size of plant materials, which shall coordinate with <br />the approved Streetscape Master Plan prior to the issuance of a building permit. The <br />landscaping plans should include a lO-foot buffer along Collins Avenue to be maintained <br />by Applicant. <br /> <br />4. That the applicant shall comply with all conditions and permit requirements of the <br />Department of Florida Department of Transportation (FDOT) for the curve cut onto <br />Collins Avenue. <br /> <br />5. That the applicant submits a complete photometric plan for review and approval by the <br />Planning and Zoning Administrator prior to issuance of building. <br /> <br />Conditions to be completed before any Certificate of Occupancy is issued. <br /> <br />1. That the applicant demonstrates that they are in compliance with all terms and conditions <br />under this approval. <br /> <br />2. Applicant shall pay all fees related to the review of the application described herein and <br />shall have paid all other fees due to the City. <br /> <br />3. Under Ordinance 2001-132, the City Manager and lor his/her designee in review of any <br />application, may refer any such application presented to it to such engineering, planning, <br />legal, technical, or environmental consultant or professional(s) employed by the City as <br />the Manager shall deem reasonably necessary to enable himlher to review such <br />application as required by law.
