<br />RESOLUTION NO. 97-Z-3 <br /> <br />A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF <br />SUNNY ISLES BEACH, FLORIDA, APPROVING AND RATIFYING <br />METROPOLITAN DADE COUNTY PLANNING, DEVELOPMENT <br />AND REGULATION'S SUBSTANTIAL COMPLIANCE <br />DETERMINATION FOR OCEAN ONE CONDOMINIUM. <br /> <br />WHEREAS, on June 16, 1997, the City of Sunny Isles Beach became incorporated~ and <br /> <br />WHEREAS, on August 7, 1997, the City of Sunny Isles Beach approved Resolution No. 97-1 <br />requesting that Metropolitan Dade County Planning, Development and Regulation Department, the <br />Community Zoning Appeals Board, and the Board of County Commission refer final decision- <br />making on pending planning and zoning matters within the corporate limits of the City of Sunny <br />Isles Beach to Sunny Isles Beach Commission~ and <br /> <br />WHEREAS, in 1995, the owner of the property, Collins & 1 94th Associates, Ltd., received <br />approval from the Dade County Board of County Commissioners to develop Ocean One <br />Condominium, a 301 unit building located at 194th Street and Collins Avenue, Sunny Isles Beach, <br />Florida~ and <br /> <br />WHEREAS, prior to the incorporation of the City of Sunny Isles Beach, Collins & 194th <br />Associates, Ltd. submitted to Metropolitan Dade County's Department of Planning, Development <br />and Regulation modified site plans for Ocean One Condominium and asked the Metropolitan Dade <br />County's Department of Planning, Development and Regulation for a determination that the <br />modified site plans were in substantial compliance with the plans approved by the Dade County <br />Board of County Commissioners. <br /> <br />WHEREAS, Collins & 194th Associates, Ltd. 's modified site plan for Ocean One <br />Condominium significantly reduced the number of units from 301 to 241, called for fewer <br />stories in the center of the structure, shrunk the overall floor area ratio by close to ten percent, <br />and lowered the total paved area of the project; and <br /> <br />WHEREAS, pursuant to the applicable provisions of the Dade County Code, the final <br />Substantial Compliance Plans were approved on August 8, 1997 by the Metropolitan Dade <br />County's Department of Planning, Development and Regulation: <br /> <br />NOW THEREFORE, BE IT RESOLVED BY CITY COMMISSION OF THE CITY OF <br />SUNNY ISLES BEACH.
