<br />\ <br /> <br />both the Zoning and Code Administrator and the Director of Community Planning and <br />Development with respect to all requests: <br /> <br />NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE <br />CITY OF SUNNY ISLES BEACH, FLORIDA, THAT: <br /> <br />1. The requests be, and the same, is hereby approved subject to the following conditions: <br /> <br />A. That a site plan be submitted to and meet with the approval of the Building Official <br />upon the submittal of an application for a building permit; said plans to include <br />among other things but not limited thereto, location of structure or structures, types, <br />sizes and location of signs, light standards, off street parking areas, exits and <br />entrances, drainage, walls, etc. <br /> <br />B. That in the approval of the plan, the same be substantially in accordance with that <br />submitted for hearing entitled A Williams Island Sunny Isles Condominium Two <br />Story Parking Structure @, prepared by Robert M. Swedroe Architects-Planners dated <br />stamped received 312012000 consisting of 3 sheets. <br /> <br />C. That the use be established and maintained in accordance with the approved plans. <br /> <br />D. That the applicant provides 24-hour valet parking for the guests and that the valet <br />operation be handled in such a manner that it does not compound the current <br />pedestrian jaywalking problem. <br /> <br />E. That the parking structure have gated access control and site lighting. That the final <br />building plans indicate a method to screen headlights to minimize impact upon <br />adjacent properties. <br /> <br />F. That the night lighting for the proposed parking lot shall be designed so that any <br />overspill of lighting onto adjacent properties be limited to not exceed one-half (2 foot <br />candle power vertical) and one-half (1120 foot candle power horizontal) illumination <br />on adjacent properties or structures. An outdoor lighting installation shall not be <br />placed in permanent use until a letter of compliance from a registered engineer or <br />architect is provided stating that the installation has been field checked and meets the <br />requirements as set forth above. <br /> <br />G. That the applicant obtain a Certificate of Use and Occupancy from the City, upon <br />compliance with all terms and conditions, subject to cancellation upon violation of <br />any of the conditions. <br /> <br />H. That the applicant complies with all conditions and requirements of the Department <br />of Environmental Resources Management (DERM), the Fire Department and the <br />Florida Department of Transportation. <br /> <br />I. That the applicant submit to the Building Official for its review and approval a <br />landscaping plan which indicates the type and size of plant material prior to the <br />issuance of a building permit and to be installed prior to the issuance of a Certificate <br />of Use and Occupancy. <br /> <br />J. That the applicant provides a recordable Unity of Title between the hotel/beach club <br />and the parking lot parcel to provide for a total of 617 parking spaces. <br /> <br />K. That, within 90 days of this approval, the applicant submits to the City, a copy of the <br />executed lease by and between Williams Island Ocean Club and the Temple B'Nai <br /> <br />Resolution No. 00-2-47, Williams Island Ocean Club, Inc. 2 <br />LMD:ch <br />
