<br /> <br />CITY OF SUNNY ISLES BEACH <br />NOTICE OF ZONING HEARINGS <br /> <br />NOTICE IS HEREBY GIVEN that a public hearing will be held by the City Commission of <br />the City of Sunny Isles Beach, Florida, in the Commission Chambers, Sunny Isles Beach <br />Government Center, 18070 Collins Avenue, Sunny Isles Beach, Florida on Tuesday, October <br />17,2006 at 7:00 p.m., to consider the following Zoning applications: <br /> <br />A. Ocean Palm Development, LLC., a limited liability company <br />authorized to conduct business in Florida. <br /> <br />Location: 15795 Collins Avenue <br /> <br />Public Hearing #: Z2006-04 <br /> <br />Summary: The applicant proposes to construct a 41-story condominium tower <br />consisting of38 dwelling units. The applicant is also requesting approval <br />of the Transfer of Development Rights (TDRs) in the amount of 33,668 <br />square feet and zero (0) dwelling units. <br /> <br />I. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development <br />Regulations the applicant is requesting a site approval for a 41-story condominium <br />consisting of38 dwelling units. <br /> <br />2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br />Regulations the applicant is also requesting the transfer of thirty-three thousand six <br />hundred sixty-eight (33,668) square feet and zero (0) units of development rights from the <br />City's Transfer of Development Rights Bank ("Bank").
