Planning Analysis <br /> <br />The site contains eight residential duplex structures that are being replaced with four five-unit <br />townhouse buildings containing a total of twenty dwelling units. The proposed development is in <br />furtherance of the goals and objectives contained within the City's Comprehensive Plan. The <br />development is also in compliance with the underlying Low-Medium Density land use designation <br />and is compatible with the existing surrounding uses. The project meets all applicable Land <br />Development Regulations requirements. <br /> <br />IX. <br /> <br />Staff Analysis <br /> <br />. <br /> <br />The subject property is located on the east side of Atlantic Boulevard, between I 89th Street and <br />19151 Street. The property is located in the Moderate Density Townhouse Residential (R - TH) <br />Zoning District. The intent of the District is to provide increased variety in housing types with <br />increased opportunities for home ownership while maintaining the residential neighborhood <br />character of existing districts consistent with the Comprehensive Plan policy of promoting and <br />sustaining the formation of "urban villages." <br /> <br />The Developer intends to request the City to abandon the west 1 0 feet of the utility easement <br />located within the previously vacated alley/right of way located adjacent to the property. <br />Additionally, the existing easement over the right-of-way. Staff has no objection to the release has <br />agreed to release the existing easement if the Developer has agreed to provide an exclusive 10 feet <br />FP&L easement at the front (west side) of the property at owner's expense for the location of <br />underground facilities. <br /> <br />X. Conditions <br /> <br />Conditions to be completed before below e:rade or buildine: permits are issued. <br /> <br />(I) Upon the submittal of an application for building permit, the plans submitted shall meet with the <br />approval of the Planning and Zoning Administrator and be consistent with the specific site plan <br />approved by the City Commission. Plans shall include all the required elements of the site plan <br />pursuant to the City's Land Development Regulations and recommendations.
