Vera, Zoning Director <br /> <br />~rarch 18, 2003 <br /> <br />Parking count on RK Village Shops at 18100 Collins Avenue <br /> <br />In calculating the required number of parking spaces for all the uses for the above referenced <br />shopping center, the existing uses that have been taken permitted under the ~[iami Dade County <br />and the new uses permitted under Sunny Isles Beach were taken into account. The reason for <br />calculating the parking this way is that, there are uses within the shopping center that fall under two <br />different zoning regulations. The shopping center has 133,628 square feet of commerciai space. <br />The following is current parking requirements for the shopping center. <br /> <br />Retail and office space ~fD code) - 75,206 square feet @ 1/250 = <br />Bingo Hall ~ID code)- 8000 square feet @ 1/100 = <br />Existing restaurants (MD code) - Patron area 21,200 square feet @ 1/50 = <br />42,200 gross square feet <br />New Restaurant (SIB code)- S,222 square feet @ 1/150 = <br />Employees ~ID code)- 100 @ 1/4 = <br />Open air dining (SID 'code)- 3,000 square feet @ 1/200 =. <br />Total <br /> <br />300 spaces <br />SO spaces <br />424 spaces <br /> <br />54 spaces <br />25 spaces <br />15 spaces <br />898 spaces required <br /> <br />The total amount of parlcing spaces provided in the shopping center, including off site parking <br />provided as per agreement (see attached) is 577 spaces. Currently the required number of spaces <br />required for all uses in the shopping center is 898 spaces. Under Resolution 5-ZAB-381-95 (see <br />attached) the property received a variance for 575 parking spaces (931 spaces required). There are <br />577 parking spaces existing, the abovementioned resolution approved a total of 575 parking spaces, <br />a surplus of 2 parking spaces exists in the shopping center. Due to changes in uses within the <br />shopping center the number of required parking spaces have been reduced from the amount <br />required under the approved resolution, <br />
