Vera, Assistant City Manager <br />Robert Solera, Community Development Director <br /> <br />July 31, 2008 <br /> <br />RK and Associates CVS Pharmacy Application <br /> <br />RECOMMENDATION: <br /> <br />It is recommended that the City Commission consider the attached resolution. <br /> <br />REASONS: <br /> <br />Pursuant to Section 265-18 of the Sunny Isles Beach Land Development Regulations, the Applicant <br />proposes a site plan approval for the construction of a CVS Pharmacy in the northeast corner of the <br />RK Shopping Plaza, located at 18290 Collins A venue. The Applicant intends to increase the <br />footprint of the current building by six hundred (600) square feet. The applicant has met the parking <br />requirements for the site. <br /> <br />The proposed modification to the site plan provides for deliveries of goods and merchandise to take <br />place on 183rd street. In staff opinion, this arrangement poses serious traffic and safety problems for <br />pedestrians and vehicular traffic that travel along 183rd street. As such any deliveries should be <br />performed within the interior of the shopping plaza. Furthermore, the proposed use will create <br />additional traffic at the ingress and egress curb cut on the northeast corner of 183rd Street. The left <br />turn to the shopping center, from 183rd Street, creates a traffic hazard as well as a queuing problem <br />both on 183rd Street and Collins A venue. In order to mitigate the problem, staff recommends the <br />elimination of the left turn by providing a right turn exit. The Police Department concurs with this <br />recommendation.
