Florida 33160 <br /> <br />Dear Mr. DaSilva: <br /> <br />This is a non-binding letter of intent that contains provisions that are being discussed for a <br />potential sale (delivery of a Warranty Deed) to the City of Sunny Isles Beach of the property <br />described above and as more particularly described in Exhibit "A" attached hereto. <br /> <br />This is not a legally binding contract but merely an outline ofthe contract terms for discussion <br />purposes only. The terms are as follows: <br /> <br />PURCHASE PRICE: <br /> <br />TWO HUNDRED AND SEVEN THOUSAND DOLLARS <br />($207,000.00) . <br /> <br />CONTINGENCIES: This contract is contingent upon the following: <br /> <br />DaSilva Non-Binding Letter of Intent <br />Attorney/General <br />6/5/2003 <br /> <br />1. <br /> <br />City Commission approval <br /> <br />2. <br /> <br />City's receipt of one appraisal for the property as required by <br />Section 166.045, Florida Statutes as amended, to substantiate <br />the purchase price. <br /> <br />3. <br /> <br />Contract fully executed no later than Friday, June 20,2003. <br /> <br />4. <br /> <br />A Phase I Environmental Audit reflecting the absence of <br />hazardous materials as defined in the contract, which will be <br />executed. <br /> <br />5. <br /> <br />Disclosure The sworn and notarized disclosure required by <br />the State and City Charter as to all parties in interest must be <br />provided to Buyer within ten (10) days of the Effective Date <br />of this contract and it shall include the following <br />information: <br /> <br />Exhibit "A" <br />
