As requested by Dennis Giordano during our meeting, following is a detailed <br />description of the reasons why the drawing schedule was lengthened beyond our contract scope, the <br />City-requested architectural elements and materials that resulted in the increased construction cost and the <br />sequences that will require our construction administration services to extend beyond the frequency and <br />duration of our contractual limits. <br /> <br />Spillis Candela DMJM is requesting additional professional fees for the Tony Roma's and City Hall <br />project. These fees, primarily incurred during the construction documents drawing effort, were the result of <br />numerous delays / revisions by Romacorp and City-requested enhanced site amenities, building amenities <br />and architectural materials for the City Hall and parking structure.The construction cost for the City Hall <br />and garage increased from approximately S10,000,000 to the GMP amount of approximately SI5,000,000 <br />due to the addition of those amenities and materials. Following is a more detailed description of those <br />additions and changes to the original contractual scope: <br /> <br />Project Phasing: <br />· The Spillis Candela DMJM contract stipulated that the design and document preparation for Tony <br />Roma's and the City Hall were to be prepared concurrently. Combining the two projects was the <br />most efficient and cost effective way for the architectural and engineering team to produce the <br />drawings required for permit. Because of the need by Romacorp and the City to reduce to a <br />minimum the "downtime" of the restaurant, phasing required the Tony Roma's be completed and <br />occupied prior to the start of the City Hall construction. This required phasing, forced the drawing <br />effort for the two projects to be consecutive rather than concurrent and therefore creating a <br />significantly longer and more costly drawing schedule for SCDMIM. In addition, securing design <br />approval from Romacorp was long-delayed by their internal changes in consultants and even after <br />approval, was subject to their own reversals because this was a new prototype within the chain. <br />These events transfonned a simple 8-week drawing effort by SCDMJM, into a more than 24-week <br />drawing effort that impacted us financially. <br /> <br />Increased City Hall Square Footage: <br /> <br />
