<br />CHAPTER ONE - INTRODUCTION <br /> <br />Profile <br /> <br />The City of Sunny Isles Beach was incorporated in 1997. It is located midway between <br />downtown Miami and Fort Lauderdale, entirely on a barrier island in the northeast <br />corner of Miami-Dade County, bounded by the Atlantic Ocean to the east and the <br />Intracoastal Waterway to the west. Golden Beach lies to the north, Bal Harbour and <br />Haulover Park are immediately to the south. See Location Map 1.1 on the following <br />page. <br /> <br />In 2005, the estimated total population was approximately 15,973 people (Projection <br />provided by Miami-Dade County based on US Census Data 2000). Sunny Isles Beach's <br />65 or older population accounted for 32.1 % of the total population and the median age <br />was 50.4 years. <br /> <br />The City is essentially built-out and its land area encompasses 2.63 square miles and <br />stretches 2 '!4 miles north to south between the Intracoastal Waterway and the ocean. <br />About 43% of the total City area, or 736 acres, consists of water within the canals and <br />the Intracoastal. The actual land area is just under 950 acres, or 1.48 square miles, of <br />which 0.3% is vacant, 60% is comprised of low-medium and medium-high residential <br />uses, including hotels and motels, 15.7% of highway and right-of-way, 11.1 % of <br />business/office, and 13% of all other uses. <br /> <br />Purpose <br /> <br />The Local Government Comprehensive Planning and Land Development Act, Chapter <br />163, Part II of the Florida Statutes (F.S.) directs local governments to evaluate and <br />assess the overall performance of their Comprehensive Plans at least every seven <br />years. Accordingly, the purpose of the EAR for the City of Sunny Isles Beach's <br />Comprehensive Plan is to: <br /> <br />identify major issues (current and future) for the City; <br /> <br />assess how the plan has guided growth and development since its 2000 <br />adoption; <br />identify and evaluate changing conditions and trends, as they relate to the major <br />issues identified; <br /> <br />assess both successes and shortcomings of the plan; and <br />identify changes to the Plan to effectively manage growth and impacts into the <br />next 15-20 years. <br /> <br />City of Sunny Isles Beach - <br /> <br />2005 Evaluation and Appraisal Report <br /> <br />Rev. 9/15/2005 <br />Page 1 <br />
