<br />amendment to the Comprehensive Plan or Official Zoning Map, an application <br />may be filed by the property fee simple owner or the City of Sunny Isles Beach, <br /> <br />501.2 Application Requirements. Every application for a development permit shall be in <br />a form specified by the City and shall be accompanied by a fee, as established <br />from time to time by the City, to defray the costs of processing and reviewing the <br />application and the required notice, (Professional fees shall be charged to the <br />applicant in accordance with Ordinance 2001-132. as may be amended from time <br />to time. after the hearing on the application and must be collected prior to <br />permitting as more specifically described in Section 501.6 hereinbelow.) The <br />application shall also be accompanied by the required notice, Applicant shall <br />submit ten (10) copies of the application. accompanied by plans, data, or <br />documents specified by the application form. Applicant. at its sole expense. shall <br />timely supply such other additional copies as may be required by the City, <br /> <br />501.3 Pre-application Conference. The Zoning Director, and Planning Consultants.1 tlftEl <br />their successors or assigns ( hereinafter referred to as "Director")shall, l:lp0fl <br />reqaest of the applieaRt, schedule and hold pre-application conferences ift--tfte <br />preSeflee of the applicaRt aRd his or her represeBtati'.'es, and the Direetor for the <br />purpose of reviewing the proposed development.1 prior to the formal submission of <br />an application for development approval. Formal application or filing of aft <br />complete application and plans with the DepartJBeftt of ZeRiRg, PI8:flRiRg aad <br />Bl:lildiRg Director is not required for the pre-application conference, Failure of <br />staff to identify any requirements at a pre-application conference shall not <br />constitute waiver of the requirement by staff or the decision-making body. <br /> <br />501.4 Filing of Applications. The Zoniag, PlaBfling 8:fld Bl:lildiRg Direetor Director shall <br />establish application filing deadlines and a review schedule for all applications. All <br />applications for a development permit filed with the Departments of Zoning, <br />Planning and Building shall be reviewed in the presence of the Director and City <br />Attorney. at minimum. to determine whether the application is complete. No time <br />schedule set forth in this Chapter may be waived in order to ensure the integrity <br />and correctness of this process. <br /> <br />If an application is incomplete the Department of ZORiRg, PlaRRiRg aRd Bl:lildiRg <br />Director shall notify the applicant in writing of the deficiencies within 5 working <br />days of receipt of the application. Upon determination that the application is <br />complete. the Director shall distribute said application to the City Manager. the <br />City Attorney. Planning Consultants. Building Official. landscape architect. traffic <br />engineers. and other appropriate County and state agencies including. but not <br />limited to Fire. DERM. W ASA. Army Cor:ps. FDOT and other appropriate review <br />agencies. <br /> <br />Review agencies within the control of the City shall provide their initial report to <br />Director within ten.
