<br />2. Hotels: Hotel rooms are not deemed to be residential dwelling <br />units and therefore are not regulated as to density limitations on <br />number of rooms per acre. <br /> <br />c) Minimum Unit Size: <br /> <br />(1) The minimum gross floor area of a residential dwelling unit <br />shall be five hundred and fifty (550) square feet. <br /> <br />(2) The minimum gross floor area for hotel unit shall be two <br />hundred fifty (250) square feet. <br /> <br />For the purposes of calculating the minimum required floor area <br />unit, balconies may be calculated in the gross unit floor area, not to <br />exceed fifteen (15%) percent of the total floor area of the unit. <br /> <br />d) Building Parameters <br /> <br />The controlling factor is the Street Frontage Plan, which <br />establishes eleven (11) street frontage types and a number of <br />designated open spaces and corridors. The controlling street type <br />criteria shall extend one hundred (100) feet from the property line. <br />In those cases where there is more than two hundred(200) feet <br />within property lines, the higher order street typology shall prevail <br /> <br />. The Street Frontage Plan establishes a hierarchy of street types <br />existing and future locations which shall be provided and <br />shown in all future development. The eleven (11) street types <br />are named by their character and each promotes, in varying <br />degrees, pedestrian and sidewalk culture. Refer to Diagrams 1 <br />through 21. <br /> <br />1. Sunny Isles Beach Boulevard South Edge: the south side of <br />the eastbound lanes of Sunny Isles Beach Boulevard <br /> <br />2. Collins Core Edge: the east side of Collins Avenue within <br />the Town Center boundaries and the north side of the <br />westbound lanes of Sunny Isles Beach Boulevard <br /> <br />3. Esplanade: characterized by four (4) traffic lanes, each <br />twelve (12) feet wide and two (2) parking lanes, each <br />eleven (11) feet wide <br /> <br />4.
