Vera, Assistant City Manager / Service Division <br /> <br />DATE: <br /> <br />10/15/2009 <br /> <br />RE: <br /> <br />Parking Bonus and Related zoning incentives for Town Center District. <br /> <br />RECOMMENDATION: <br /> <br />Staff recommends adoption of the attached ordinance that allows zoning incentives for <br />the Town Center District. <br /> <br />REASONS: <br /> <br />Staff has reviewed the code as it pertains to the Town Center District and is in the <br />opinion that the public parking situation for the City needs to be improved. Staff is <br />proposing a parking bonus for any development within the Town Center District. A <br />development within this district may reduce the on-site parking by as much as 25% of <br />what is required for that development provided that a parking garage is located within <br />300 feet of the proposed development and a contribution of $14,000 for each parking <br />space that will be allocated to public parking. <br /> <br />Additionally, a height bonus is being proposed for developments that dedicate more than <br />50% of the floor area of the building for commercial office space. This height bonus will <br />only be for developments within the Sunny Isles Center Sub District. A development can <br />exceed up to 20 feet of the permitted maximum height, but in no event shall it exceed an <br />overall height of 70 feet. <br /> <br />ATTACHMENTS: <br />.
