Page 13

Review and Analysis of Existing Conditions

· Define topographic and boundary survey requirements,
· Review historical surveys and determine the need for supplemental boundary and topographic surveys.
· Identify existing site constraints (traffic, existing utilities).
· Inspect existing site conditions such as site grading and drainage patterns, The initial site visit will be critical to identify any additional
issues/components that should be addressed during design for regulatory compliance with emphasis on drainage and stormwater
management.

Geometries

Existing roadway features need to be checked against applicable design criteria (i.e. FOOT PPM, AASHTO Green Book, etc,) and brought up to
standards if deficient. Some potential horizontal and vertical geometry issues encountered are:
· Insufficient sight distance at intersections
· Gutter grades of less than 0,3%
· Substandard turning radii for large vehicles
· Narrow driving lanes
· Vehicle storage at intersection turning lanes.

Pavement Design Package

Our Team can provide the City with our recommendations and if necessary create a pavement-design report following the procedures developed by
the Florida Department of Transportation, The pavement design of any roadway should be sensitive to the number of vehicle trips, percent of trucks
using the roadway, expected life of the pavement, and existing subsoil conditions.

Utility Data Collection

Projects assigned will be located in fully developed areas of the City of Sunny Isles Beach; congested with existing utilities (Gas, FPL, Telephone,
Cable TV, etc.). As a result, accurate mapping of existing above & underground utilities is imperative to avoid utility conflicts, schedule overruns and
potential change orders during construction, The Lochner Team will perform the following during these task assignments:
· Obtain a Design Ticket from One Florida Sunshine, Inc, identifying the utility companies (gas, telephone, etc) providing service
within/adjacent to the project limits then forward Request for As-Built Records to each utility company,
· Obtain drainage, signalization, roadway lighting as-built/records from Miami-Dade County Public Works and the City of Sunny Isles Beach
Public Works,
· The Lochner Team will coordinate planned/future roadway, drainage, utility, private developments with Miami-Dade County Growth
Management Division as well as City of Sunny Isles Beach, as applicable for the project location. The objective of this task is to ensure that
the construction schedule of the proposed work does not impede; or is impeded by, planned/future private and public infrastructure
improvements within the project limits,

Geotechnical Exploration & Evaluation

Once route surveys have been performed and areas of improvements established, the Lochner Team will request a geotechnical exploration and
soils evaluation to obtain information regarding subsurface soils, ground water levels, provide soil bearing capacity evaluation with recommendations
for site preparation and compaction and drainage testing.
Based on the current understanding of the project's magnitude and complexity, the Lochner Team envisions design submittals (60% and Final)
during the design phase of the project.

Roadway Design

.

The Lochner Team will develop roadway and pertinent details consistent with the
content for each submittal stipulated/required by the City and conforming to the
latest update of the Stormwater Capital Plan.
The Lochner Team will prepare technical specifications per FOOT standards and as
required by the City of Sunny Isles Beach,
The Lochner Team will coordinate with the Prime, Maintenance of Traffic Plans per -.)'!J1"').,.-~,,--; ,r 1... 'f.-
Miami-Dade County, City of Sunny Isles Beach and FDOT District 6 requirements, II'
as applicable to the project with emphasis on public safety, adequate
ingress/egress to impacted merchants/residents and businesses,
The Lochner Team will prepare detailed cost estimates and update project schedule to include Preliminary Construction timeline,

.

.

.

LOCHNER

ADVANCE YOU.I VISION
