Initially, this will define the priorities and <br />critical completion dates and will be refined as the elements of the project are further defined. <br /> <br />PERMANENT FACILITIES <br /> <br />· SITE I NVESTIGA TION: The impact of subterranean conditions, roadway improvements, and utilities <br />improvements, will be explored early in the process. <br /> <br />· PROGRAM DEVELOPMENT It is important to not only define the present and future needs in terms <br />of space and function, it is also important to make allowances for new and different equipment where <br />possible. In short. it is important to design the support systems anticipating change. <br /> <br />. PERM ITTI NG / PLA TTI NG: Site selection and program development will dictate the need for any <br />special use permits, potential platting requirements and what may be required for utility tie-ins and <br />roadways. Identifjcation of the requirements and timelines early in the project will allow for incorporation <br />into the project schedule to avoid delays during construction. <br /> <br />. COST ANALYSIS: Historical costs for similar projects will be analyzed to establish a cost model in the <br />planning stages. As the program is developed and site alternatives considered, the cost model will be <br />used as a yardstick to measure potential overruns in any category of the budget. <br /> <br />PROJECT CONSTRUCTION ADMINISTRATION, CLOSEOUT, AND WARRANTY PERIOD <br /> <br />. CONSTRUCTION ADMINISTRATION: Our in house dedicated CA team processes questions, <br />payment applications, and on-site issues aggressively to ensure timely project delivery. Additionally, the <br />project is closely monitored to ensure compliance with the documents and the Owner's expectations. <br /> <br />. CLOSEOUT Timely processing and release of punch lists to the contractor for action, and prompt <br />re-inspections of corrected deficiencies by our CA team will assist in securing a timely final completion. <br />We will also ensure complete closeout documents and proper equipment training are provided by the <br />contractor to the owner. <br /> <br />. WARRANTY PERIOD: We recommend periodic visits during the Warranty Period to monitor the <br />project's performance.
