(hereinafter"Association"). This letter shall serve as the Association's request for extension <br /> of time for an additional twelve (12) months to comply with the terms and conditions of <br /> Resolution 15-Z-150 that was passed and adopted as of February 19, 2015 and issued <br /> February 23, 2015. Pursuant to City of Sunny Isles Ordinance 265-11 N(3)we are requesting an <br /> extension of time prior to the expiration of the twenty-four (24) month time period that was <br /> provided. Please note that the Association has not applied for any permits due to the fact that it <br /> has been in the process of evaluating the necessary construction financing for this anticipated <br /> multi-million dollar project. Furthermore, the Association has been working diligently in <br /> educating the unit owners on the project and obtaining study reports to ensure structural <br /> soundness of the proposed additional parking levels before applying for any permits. <br /> In summary, the Project consists of three existing condominium buildings with three <br /> residential towers sharing a parking pedestal built on approximately 7.9 acres along Collins <br /> Avenue. There are a total of 813 residential units within the property and it currently provides <br /> 1,050 parking spaces which are being serviced by full time valet personnel. The Project <br /> proposes a design change and building modification for the construction of two (2) parking <br /> decks above the existing parking decks, between the towers, in order to increase the total <br /> parking count and parking garage square footage. The proposed Project design will increase <br /> the total parking count to approximately 1,390 parking spaces (340 new spaces). The total <br /> square footage of the Project is anticipated to be approximately 83,316 square feet. As you <br /> may be aware, the garage as originally constructed, fail to provide enough parking spaces for <br /> the residents, guests and invitees who reside and visit the property. Unfortunately, the <br /> Association inherited an insufficient number of parking spaces from the Developer and was not <br /> a party to or involved with the original project design and site approvals.
