Inc. <br /> <br />WHY THE B&A TEAM <br /> <br />Chain of Communication - The communication chain must be established with the <br />Contractor, Architect, Engineers and the Owner prior to beginning the project. This <br />will prevent an issue from sitting around waiting for the right person to address it. <br />Our Construction Manager will be responsible for establishing the <br />"direct contact" chain which identifies who will address the specific disciplines. The <br />chain will be kept small to properly assign responsibility to the entities involved in <br />the operations. <br /> <br />Lowest Level Resolution - We will employ lowest level resolution whenever possible. <br />It entails addressing issues at the field level and documenting an as-built condition <br />or providing a series of design alternatives to the engineer of record before <br />generating the RFI. The Construction Manager will take charge of the issue and <br />provide direction to the Contractor. <br /> <br />Close the Loop - All RFls will be signed and dated by the Construction Manager. <br />If an item is not closed out. the Contractor may represent the Owner's inability to <br />address issues in a timely manner and contribute support to global delay claims <br />during the close of the project. Our Construction Manager will protect our Client <br />from such claims. <br /> <br />MANAGING CLOSE-OUT OF CONSTRUCTION CONTRACTS <br />Every item that arises on a project should be processed through resolution in <br />order to avoid delays or lingering issues at the end of the project. Therefore, our <br />Construction Manager will begin managing the close-out portion of a project on <br />day one and will keep it at the top of the agenda throughout the project. The <br />following issues are always carefully considered by our Construction Managers: <br /> <br />Permit Close-Out Requirements - Our Construction Manager will monitor items that <br />require certification submittals prior to the end date of the project. The Manager will <br />review these items on a periodic basis, prepare reports and reconcile outstanding <br />issues. <br /> <br />Agency Acceptance - Agencies require specific close-out procedures in order <br />to take over signalized intersections, potable water and sewage facilities, street <br />lighting etc. Our Construction Manager will ensure that all agencies involved <br />are coordinated and any that the necessary paper work required to convey the <br />project components to the appropriate agency is prepared on time. <br /> <br />As-Built Plans and Records - Accurate records will be maintained throughout the <br />life of the project. Our QA/QC reviews will begin addressing the project at the 30%, <br />60% and 90% completion of the project. These reviews are designed to assist the <br />Construction Manager in maintaining control of the project's final audit package. <br /> <br />We believe that our Team brings the right staff with the necessary level of project <br />maturity along with a sound design philosophy, a savvy permitting approach and <br />proven construction administration capabilities that will deliver project that are <br />welcomed by the public, cost effective and environmentally friendly. <br /> <br />9 <br /> <br />~ www.bermelloajamil.com <br />
