A statement of experience summarizing projects constructed under similar development <br />process and a summary of what the Firm can "bring to the table" for the benefit of the City of <br />Sunny Isles Beach. <br /> <br />Coastal has a significant successful history of providing preconstruction and construction services for similar proj- <br />ects as both a general contractor and construction manager. With over 10,000 parking spaces being successfully <br />constructed in south Florida in the past 10 years, we bring local knowledge and knowhow to the City of Sunny Isles <br />Beach. <br /> <br />Following the selection of the Construction Manager, we would recommend a kickoff meeting of Ownership, the <br />design team and the selected firm. Working as a team is critical to the process and the success of the project. One <br />of the primary objectives of this meeting is to understand your requirements. And it is here where we would like to <br />begin to provide the value of our knowledge with regard to garage construction and maintenance. <br /> <br />Various garage systems produce multiple pros and cons. Cast in Place garages generally allow you to begin <br />construction sooner due to reduced durations for shop drawings, lower maintenance costs and employ more local <br />people. Conversely, precast systems generally produce a higher quality of finish on the concrete surface, require <br />less erection time and a reduction in materials. Under either scenario, the total construction schedule would be <br />about the same due to the current status of the drawings. <br /> <br />Providing you and your team with the most accurate information in an organized format will generate the most suc- <br />cessful project. <br /> <br />Our experience is here - We are local. The team proposed for this project has a proven track record together. The <br />president of Coastal built the Dave Sampson Park and Oceania Towers 1, 2, 3, 4 and Club and Spa. Ed Fallin, the <br />proposed project executive, built Oceania Tower 5 and Trump Royale project. All towers had parking garages and <br />recreational spaces incorporated in the design. The proposed project team is in the final stages of construction on <br />the Trump Royale Condominium. This project has an extensive parking garage and a recreational deck with a tennis <br />court and play areas. <br /> <br />Immediately prior to Trump Royale, Dan, Tom and Ed worked together closely on the Bella Mare project on Wil- <br />liams Island. The stand alone parking garage was essential to meeting the demands of the Owner, surrounding <br />neighbors and an operating commercial enterprise. Multiple studies of logistics, systems and local subcontractors <br />were considered. The most cost effective and time sensitive configuration was a poured in place garage over a pile <br />foundation system with a decorative skin. This process is very similar to your Heritage Park project. The Bella Mare <br />garage was a great success being completed ahead of schedule and under budget - Just as we will do for YOU. <br /> <br />The experience with your team members including the architect, building department and local residents is sub- <br />stantial. In order to deliver the project timely, all of these members need to come together as a team. We pride <br />ourselves on the strength of teams we build. <br /> <br />10. A statement addressing the Firm present and projected workload and how this Project will <br />be scheduled within that workload. <br /> <br />Listed below is Coastal's current and projected workload.
