<br />to the expiration of such period. Without limiting the generality of the foregoing, Tenant shall, to
<br />the extent required by law, pay the Florida sales tax on rent payable by subtenants in the
<br />Improvements and rent payable under this Lease under Florida Statutes Section 212.031 (or any
<br />future statute), unless such sales taxes are not due under the anti-pyramiding provisions of
<br />Florida Statutes Section 212.031 (2) (b) (or any future statute). Upon request by Landlord,
<br />Tenant covenants to furnish Landlord with original receipts, or photostatic copies or duplicate
<br />originals thereof, evidencing payment of such tax or excise on rents, or other tax, before any fine,
<br />penalty, interest or cost may be added thereto for the nonpayment thereof, except as provided
<br />above.
<br />
<br />Section 4. Late Payment Penalty. If any payment required hereunder by Tenant is not made
<br />within five (5) days of the due date, Tenant shall pay monthly finance charges on the unpaid
<br />amount at the rate calculated pursuant to the statutory interest rate set forth in Section 55.03,
<br />Florida Statutes or 7% effective APR whichever is greater from the payment due date until paid
<br />in full. Lateness includes failure to pay the full amount due on time and failure to provide a
<br />check that is paid upon presentment by Tenant's bank. If any check tendered by Tenant in
<br />payment of fees or charges under this Lease is not paid upon presentment by Tenant's bank, the
<br />Landlord may, upon written notice to Tenant, require all future payment to be made by certified
<br />check, money order, or other means to ensure payment of good funds.

<br />ARTICLE III
<br />Net Lease
<br />
<br />Section 1. Net Lease. This Lease is a net lease and the Rent and all other sums payable
<br />hereunder to or on behalf of Landlord shall be paid without notice or demand, and without set-
<br />off, counterclaim, abatement, suspension, deduction or defense. Landlord shall not be required to
<br />make any expenditure, incur any obligation, cost, expense, or liability of any kind in connection
<br />with this Lease or the financing ownership, development, construction, maintenance, operation,
<br />or repair of the Premises or its Improvements.

<br />ARTICLE IV
<br />Taxes and Other Charges
<br />
<br />Section 1. Taxes/Impositions. Subject to Section 4 of this Article, commencing upon the
<br />date of the issuance of the Temporary Certificate of Occupancy or Certificate of Occupancy
<br />whichever occurs first, Tenant covenants to pay, before delinquency and before any fine, penalty
<br />or interest may be added thereto for the nonpayment thereof, all real estate taxes, personal
<br />property taxes, assessments, water rates and charges, and other governmental charges, general
<br />and special, ordinary and extraordinary, unforeseen as well as foreseen, of any kind and nature
<br />whatsoever, including but not limited to assessments for public improvements or benefits, (all of
<br />which taxes, assessments, water rates or charges, levies, and other governmental charges are
<br />hereinafter referred to as "Impositions"), that are assessed, levied, confirmed, or imposed, or that
<br />become a lien upon or become payable in respect of the Premises or the Improvements during
<br />the Term. If by law any such Imposition is payable, or may at the option of the taxpayer be paid,
