Summary Minutes: Regular City Commission Meeting November 16,2006 City of Sunny Isles Beach, Florida Sagi Shaked, Esq. said one of the issues they have with the setback requirements for the small property owner such as Sunny Isles Texaco, when you put a 50-foot setback you are limiting the use of the property. He said right now it is a gas station but they are looking to beautify that property and do something else with it, but with a 50-foot setback you can't build because you need a certain amount of stories for parking before you can start building. He said it would limit the property owner and additionally it would limit the City in collecting any future taxes from the development of this property. Assistant City Manager Vera asked how big the property is and Mr. Shaked said 125 feet deep, 22,000 square feet. Mayor Edelcup said we have problems on the west side just like we had problems on the east side when we had 100-foot parcels. He said we will have to take the same approach to the west side and handle hopefully the vast majority by the ordinance, and if we have to handle individual parcels differently as we have had to handle the 1 OO-foot parcels on the east side, he thinks that this is the only solution to a problem like this because we are trying to create an overall look for the west side of the City. Commissioner Thaler moved and Commissioner Iglesias seconded a motion to approve the proposed ordinance on first reading. The motion was approved by a roll call vote of 5-0 in favor. Action: City Clerk Hines read the title and Assistant City Manager Jorge Vera reported.
