PROJECT SUMMARY <br /> <br />Application Number: <br /> <br />Z2012-02 <br /> <br />Application Summary: <br /> <br />The property is vacant but was the site of the former Ocean Beach <br />Resort. The structure was built in the 1950's and contained a total of <br />72 residential units. It was demolished in 2006. A previous site plan <br />was approved on November 16, 2006 under Resolution No. 06-Z- <br />105 for the Park Place project. <br /> <br />I <br /> <br />The Applicant is applying for site plan review for a proposed <br />development encompassing a 35 story, 84 unit condominium with <br />271,456 square feet, the proposed project is intended to utilize 2.1 <br />Floor Area Ratio (FAR) bonuses. The Applicant is also applying for <br />transfer of development rights (TORs) in the amount of 62,644 <br />square feet of floor area and 32 units from the Private Bank <br />accounts. The Applicant is requesting a waiver of the required beach <br />access easement and seeking approval of the use of mural and <br />graphics on temporary construction fencing.
