Making a final inspection and reparting on completion of the project, including recommendations <br />concerning final payments to contractors and release of retained percentages, if any <br />During the final walk-through of the construction, the inspectors will be required to maintain <br />extensive documentation that can clearly be understood by the design professionals. The design <br />professionals, in turn, will issue recommendations of final payment to the contractor after they are <br />satisfied that the construction process is complete. <br />. Preparing needed documents including record drawings and certifications for submittal to <br />regulatory agencies <br />Chen Moore and Associates is very familiar with dealing with regulatory agencies, so they will be <br />able to predict and deliver what the agency needs. The Chen Team is also experienced in dealing <br />with unexpected events and situations, and can respond promptly with the required information. <br /> <br />Methodology For Project Budget and Schedules <br /> <br />Cost control is an important part of any project. While there are many ways to save money for our <br />clients, we mainly divide our cost saving efforts into two specific areas: Contract Cost Control and Value <br />Engineering of Construction Documents. <br /> <br />Contract Cost Control <br />Chen Moore and Associates is sensitive to our clients' budgets and needs. We spend time scoping the <br />project and developing accurate schedules and fees. We pride ourselves on getting the job done and <br />minimizing additional services or changes to the contract. To remain within budget, Chen Moore and <br />Associates uses Deltek and a variety of internal spreadsheets for project tracking and cost control. <br />The Deltek system is a computerized accounting package designed to automatically integrate data <br />provided by the accounting system, such as timesheet entry, accounts payable, operating supplies, and <br />subconsultant costs. All labor and other direct-cost charges for each task of each project are collected <br />and maintained by Deltek. The project's manager receives project cost information reports weekly, <br />detailing work performed during the previous week, as well as a monthly summary report that shows <br />labor charges (hours and dollars) by individuals and other miscellaneous direct costs. Because this <br />accounting system is continually updated, the project manager may review project status at any time <br />by viewing the information on a computer terminal or on printed reports. From this information, the <br />project manager can continually compare actual costs versus budgeted costs on a weekly basis. <br /> <br />Value Engineering <br />To keep project costs down, Chen Moore and Associates has become very knowledgeable with "value <br />engineering" practices. Today's economy has forced many agencies to revisit their criteria and more <br />construction materials are now allowed in the design and construction of projects. Chen Moore and <br />Associates advocate material substitution while maintaining the quality of the product. Our project <br />experience has shown us that a good consultant will work closely with maintenance and facilities <br />managers, contractors and manufacturing companies. We believe that tracking the estimated cost <br />of construction is a key element in the success of any project. During the design process, the Chen <br />Moore team will provide cost estimates at each milestone submittal to ensure the project remains <br />within budget.
