RESOLUTION NO. 17-Z - I(p 1 <br /> A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF <br /> SUNNY ISLES BEACH,FLORIDA, ("CITY")APPROVING A SITE <br /> PLAN APPLICATION SUBMITTED BY CENTURY TOWERS <br /> ASSOCIATES, LLP (THE "APPLICANT") FOR TWO RENTAL <br /> APARTMENT TOWERS, CONSISTING OF 127 DWELLING <br /> UNITS IN EACH TOWER, A PARKING GARAGE OF 860 <br /> PARKING SPACES, AND A REMODELED EXISTING TOWER <br /> WITH 335 DWELLING UNITS; PROVIDING THE CITY <br /> MANAGER WITH THE AUTHORITY TO DO ALL THINGS <br /> NECESSARY TO EFFECTUATE THIS RESOLUTION; <br /> PROVIDING FOR SEVERABILITY; PROVIDING FOR <br /> REPEALER; PROVIDING FOR AN EFFECTIVE DATE. <br /> I. RECITALS <br /> WHEREAS, the Applicant Century Towers Associates, LLP (the "Applicant") has <br /> submitted a site plan application(PZ2016-12) to the City of Sunny Isles Beach, Florida requesting <br /> the following: <br /> 1. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development <br /> Regulations,the Applicant is requesting a site plan approval for two rental apartment towers <br /> of 190 feet in height with 127 dwelling units each and an enclosed parking garage with 860 <br /> parking spaces. <br /> 2. Pursuant to Section 265-15 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting a variance of Section 265-34(D)(6)(a) to permit <br /> building separation to be 33 feet and 7 inches where 50 feet separation is required. <br /> 3. Pursuant to Section 265-15 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting a variance of Section 265-34(D)(4)(c)[3] to permit <br /> 16 feet and 11 inches to the north garage side setback where 25 feet side setback is required. <br /> 4. Pursuant to Section 265-15 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting a variance of Section 265-34(D)(4)(c)[3] to permit <br /> 13 feet and 2 inches to the south garage side setback where 25 feet side setback is required. <br /> 5. Pursuant to Section 265-15 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting a variance of Section 265-34(D)(4)(c)[3] to permit <br /> 3 feet and 2 inches to the north and south tower porte-cochere side setback where 25 feet <br /> side setback is required. <br /> 6.
