No.Z2012-14 <br /> REQUEST: <br /> The Applicant is applying for site plan review for a proposed development encompassing <br /> a 42 story, and 64 unit condominium with 222,245 square feet. The proposed project is <br /> intended to utilize the maximum 2.1 Floor Area Ratio (FAR) bonuses. The Applicant is <br /> also applying for transfer of development rights (TDRs) in the amount of 51,287 square <br /> feet of floor area and 27 dwelling units from the Private TDR Bank account. The <br /> Applicant is requesting a waiver of the required beach access easement for public safety <br /> reasons. Further, the Applicant is seeking approval of the use of mural and graphics on <br /> temporary construction fencing. <br /> The Applicant's property is located at 17141 Collins Avenue. A previous site plan was <br /> approved for a 27-story, 69-unit residential development pursuant to Resolution No. 05- <br /> Z-99, adopted on December 8, 2005 for the Da Vinci project. <br /> RECOMMENDATION: <br /> The application is generally consistent with the City Comprehensive Plan and with the <br /> City Land Development Regulations. <br /> ATTACHMENTS: <br /> Zoning Hearing Notice <br /> Development Review Report <br /> Application(including Letter of Intent) <br /> Site and Landscape Plans <br />
