IV. APPROVAL <br /> A. The Applicant's request for approval of site plan application for the project entitled <br /> "Atlantic 15" for 15 single family homes of approximately 3,421 square feet each is <br /> hereby approved subject to all conditions set forth in Section V below. <br /> B. The Applicant's request for approval for the use of graphics and murals on temporary <br /> construction fencing is hereby approved subject to all conditions set forth in Section V <br /> below. <br /> V. CONDITIONS <br /> A. CONDITIONS TO BE COMPLETED BEFORE DEMOLITION, BELOW GRADE <br /> OR BUILDING PERMITS ARE ISSUED. <br /> 1. That the approval of the plan be substantially in accordance with that submitted for <br /> "Atlantic 15", prepared by Kobi Karp, Architecture and Interior Design, Inc. consisting <br /> of 33 sheets stamped date received December 4, 2012; the survey entitled "Land Title <br /> Survey", prepared by Fortin, Leavy, Skiles, Inc., consisting of 2 sheets stamped date <br /> received December 4, 2012; the Civil Plan prepared by VSN Engineering, Inc. consisting <br /> of 7 sheets stamped date received December 4, 2012; and, the landscape plans by Kobi <br /> Karp, Architecture and Interior Design, Inc. consisting of 5 sheets stamped date received <br /> December 4, 2012. <br /> 2. If applicable, a Miami-Dade County tree removal permit must be secured and attached to <br /> the landscape permit application prior to demolition. <br /> 3. That the Applicant shall obtain all approvals necessary in connection with replatting of <br /> the property prior to the commencement of building activity. If the City and County do <br /> not approve the re-plat any approvals granted by this application shall be made null and <br /> void. <br /> 4. That the Applicant constructs a sidewalk in front of the project subject to approval of the <br /> City Manager or his designee. The sidewalk shall be installed from the northern <br /> boundary of 191St Street to the southern boundary of 189th street and connecting with the <br /> existing sidewalk. The Applicant further agrees to install a decorative fence in front of <br /> each residential home which does not block the view of the structure front outside the <br /> fence. <br /> 5. Upon the submittal of an application for a building permit, the plans submitted shall be <br /> approved by the Community Development Department and be consistent with the <br /> specific site plan approved by the City Commission. Plans shall include all the required <br /> elements of the site plan pursuant to the City's Land Development Regulations and <br /> recommendations. Should compliance with recommendations result in a change that <br /> would not be considered "minor" in accordance with Section 265-18 of the City Code; <br /> the Applicant shall be required to obtain another approval of the City Commission. <br /> Z2012-17 Atlantic 15—Terra Beachwalk,LLC. 3 <br />
