L RECITALS WHEREAS, the Applicant GSF Acquisition, LLC (the "Applicant ") lis applying for a modification of the approved site plan under Resolution No. 14 -Z -144 adopted on September 18. 2014. and has submitted a site plan modification application (Application No. PZ201 5 -05) to the City of Sunny Isles Beach. Florida requesting the following: I. Pursuant to Section 265 -18 of the City of Sunny Isles Beach Land Development Regulations. the Applicant is requesting a site plan modification to an approved site plan for an increase of density from 190 residential units to 264 residential units and a decrease of intensity of Floor Area Ratio (FAR) from 1.089,300 square feet to 1,08.5,205 squarAeet. 2. Pursuant to Section 265 -46 A. (2) of the City of Sunny Isles Beach Land Development Regulations. the Applicant is requesting the use of an off -site parking lot. which is located within 300 feet of the development project, to comply with the parking requirements under the Land Development Regulations of the City.
