RESOLUTION NO. 15-Z- 5(o <br /> A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF <br /> SUNNY ISLES BEACH, FLORIDA, ("CITY") APPROVING A SITE <br /> PLAN APPLICATION PZ2015-16 SUBMITTED BY LA PLAYA <br /> BEACH ASSOCIATES, LLC (THE "APPLICANT") FOR TWO 56- <br /> STORY TOWERS CONSISTING OF 431 RESIDENTIAL <br /> CONDOMINIUMS, 60 HOTEL UNITS AND 90 APARTMENT- <br /> HOTEL UNITS AND 1,228,435 SQUARE FEET OF FLOOR AREA <br /> RATIO ("FAR"); PROVIDING THE CITY MANAGER WITH THE <br /> AUTHORITY TO DO ALL THINGS NECESSARY TO <br /> EFFECTUATE THIS RESOLUTION; PROVIDING FOR <br /> SEVERABILITY; PROVIDING FOR REPEALER; PROVIDING <br /> FOR AN EFFECTIVE DATE. <br /> I. RECITALS <br /> WHEREAS, the Applicant La Playa Beach Associates, LLC (the "Applicant") has <br /> submitted a site plan application(PZ2015-16) to the City of Sunny Isles Beach, Florida requesting <br /> the following: <br /> 1. Pursuant to Section 265-18 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting a site plan approval for two 56-story mixed-use <br /> towers, 649 feet in height with 431 condominium units, 90 apartment/hotel units, 60 hotel <br /> units and a total FAR of 1,228,435 square feet. <br /> 2. Pursuant to Section 265-23 of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting the utilization and assignment of public TDRs in <br /> the amount of 283,485 square feet of floor area and 119 dwelling units. An adjustment to <br /> be made for a decrease of 283,485 square feet of floor area and 120 dwelling units from <br /> the City's TDR Bank. <br /> 3. Pursuant to Section 265-46 A. (3) of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting approval of a shared parking agreement between <br /> the apartment/hotel and hotel uses. <br /> 4. Pursuant to Section 265-11 N. (2) of the City of Sunny Isles Beach Land Development <br /> Regulations, the Applicant is requesting approval of the extension of the building permit <br /> time frame to allow for an additional 48 months beyond the 24 month time frame for a total <br /> of 72 months. <br /> Legal Description: All of Tract "I", less the South 216.66 feet as measured at right <br /> angles to the South line of said Tract "I", of AMENDED PLAT <br /> NORTH BISCAYNE BEACH, according to the plat thereof, as <br /> recorded in Plat Book 44, at Page 42, of the Public Records of <br /> Miami-Dade County, Florida. <br /> 15-Z- 18801 Collins Avenue 1 <br />
