Project Approach 05 - Construction - The Physical Realization of Your Vision Perkins and Will is keenly aware of the critical nature of construction schedules and the potential impact that results when deadlines are altered. The construction administration phase is given our full attention to ensure that the projects are completed expeditiously and in the manner intended. We provide administration of the construction contract including: • Advising and consulting with the development administrative team • Meeting with governing agencies • Forwarding all owner instructions to the contractor • Review of shop drawings, samples, and other contractor submissions • Contract interpretation • Issuing certificates of payment and certificates of substantial completion • Preparing and issuing change orders On-site observation is provided throughout this phase as merited by the progress of the construction. The on-site Architect will prepare Field Observation Reports for distribution to the contractor/construction manager and owner that enumerate our findings relative to the conformance of the work with the requirements of the contract documents. Deviations are noted and necessary solutions solicited from the contractor. Post-Construction Perkins and Will believes the success of the construction phase extends into successful occupancy and utilization. We are committed to ensuring a smooth transition of the various projects to the City and its users. We assist the City in any construction issues in need of resolution. We provide a thorough evaluation of the operation and maintenance manuals. If the facility includes any special design features, such as a daylighting and switching system, our team makes a presentation to the staff to ensure proper use.
