Creating workable Spaces <br />for Sunny Isles Beach <br />Step 4 - Documentation for Reviews <br />Documentation is prepared that is suitable for <br />public meetings, government reviews, and for <br />the Quantity Surveyor. We attend meetings as <br />required to clarify documentation. <br />Step 5 - Probable Construction Cost <br />We will work with the Quantity Surveyor (if <br />applicable) to develop a statement of probable <br />construction cost based on area unit prices. <br />04 - Documentation and Bidding <br />Preparing the Design to be Constructed <br />Close attention to quality and detail <br />characterizes Perkins and Will philosophy <br />on the documentation and bidding phases <br />of a project. <br />Construction Documentation <br />Upon approval of the design development <br />document phase, and based on the selected <br />alternative system studies, the design team <br />prepares complete construction documents. <br />The construction documents consist of contract <br />drawings, specifications, general conditions, <br />instructions to bidders, and other necessary <br />documents. The team also assists the owner in <br />filing the required documents for approval of <br />municipal authorities having jurisdiction over <br />the project. <br />Bidding <br />After construction documents are made <br />available to bidders, the design team responds <br />to requests for information and prepares and <br />issues and addenda that may be required. <br />The design team will assist in the evaluation of <br />bids. Determination of a bidder’s qualification <br />usually proceeds on two levels. From an <br />objective standpoint, information can be <br />gathered reflecting the contractor’s previous <br />experience, financial stability, equipment <br />ownership, organization, etc. by requiring <br />submission of qualification statements (such as <br />AIA Document A305). Equally important, is an <br />assessment of the contractor’s workmanship, <br />efficiency, responsiveness, and other more <br />subjective attributes. We have worked <br />with many construction managers, general <br />contractors, and subcontractors, and bring that <br />experience to the table when qualifications <br />are reviewed. <br />Project Approach <br />16
