Project engineers can answer questions and provide contractors clarification on the job site because they know the design details and why design decisions were made. This provides immediate resolution and feedback, keeping your project moving forward and on schedule. Our Project Manager will coordinate pre-construction meetings at the site with the contractor and the City’s Project Manager. The design team reviews construction administration protocol with the contractor and discusses special project conditions that may need to be reiterated to assure the contractor understands. The submittals are reviewed by OCI’s project team and the City of Sunny Isles Beach’s facility staff to assure that City is getting the products and systems that they are expecting. OCI issues an itemized submittal comment sheet with detail of any submittal issues that must be corrected. Circuital systems, such as controls, are reviewed with the vendor so that the vendor understand any deviations in their submittals are corrected. OCI’s Project Manager performs project observation visits to verify the contractor’s compliance with the contract documents. A field report including any necessary photo documentation is provided to the City for each project site observation. CONCEPTUAL ESTIMATES FOR NEW CONSTRUCTION AND RENOVATION/RETROFIT PROJECTS OCI considers that Scope, Budget, and Schedule (SBS) is the key to keeping a project on track and within budget. Projects are developed through sound implementing a sound design and construction process. A reasonable budget for both parties is possible when the project team works together to create a well-defined scope with alternatives to avoid change orders. OCI will work with the City to create conceptual estimates for both renovation, retrofit, and/or new construction projects. Conceptual cost estimating begins at the start of the project and continues throughout the design with the level of detail increasing as the design progresses towards 100% completion. OCI keeps records of project system costs including costs for system options so that the order of magnitude construction costs can help in making design decisions that stay within the project budget. As in all other aspects of OCI’s professional services, the City of Sunny Isles Beach will be kept abreast of all cost information as it develops so any cost that might impact project decisions is made known at the earliest possible time. When budget constraints are very tight, OCI suggests reasonable alternatives to the system design that will retain the project’s overall objectives but provides cost
