Project engineers can answer questions <br />and provide contractors clarification on the job site because <br />they know the design details and why design decisions were <br />made. This provides immediate resolution and feedback, <br />keeping your project moving forward and on schedule. <br />Our Project Manager will coordinate pre-construction <br />meetings at the site with the contractor and the City’s <br />Project Manager. The design team reviews construction <br />administration protocol with the contractor and discusses <br />special project conditions that may need to be reiterated <br />to assure the contractor understands. The submittals are <br />reviewed by OCI’s project team and the City of Sunny Isles <br />Beach’s facility staff to assure that City is getting the products <br />and systems that they are expecting. <br />OCI issues an itemized submittal comment sheet with detail <br />of any submittal issues that must be corrected. Circuital <br />systems, such as controls, are reviewed with the vendor so <br />that the vendor understand any deviations in their submittals <br />are corrected. OCI’s Project Manager performs project <br />observation visits to verify the contractor’s compliance <br />with the contract documents. A field report including any <br />necessary photo documentation is provided to the City for <br />each project site observation. <br />CONCEPTUAL ESTIMATES FOR NEW CONSTRUCTION <br />AND RENOVATION/RETROFIT PROJECTS <br />OCI considers that Scope, Budget, and Schedule (SBS) is <br />the key to keeping a project on track and within budget. <br />Projects are developed through sound implementing a <br />sound design and construction process. A reasonable budget <br />for both parties is possible when the project team works <br />together to create a well-defined scope with alternatives to <br />avoid change orders. OCI will work with the City to create <br />conceptual estimates for both renovation, retrofit, and/or <br />new construction projects. <br />Conceptual cost estimating begins at the start of the project <br />and continues throughout the design with the level of detail <br />increasing as the design progresses towards 100% completion. <br />OCI keeps records of project system costs including costs for <br />system options so that the order of magnitude construction <br />costs can help in making design decisions that stay within the <br />project budget. As in all other aspects of OCI’s professional <br />services, the City of Sunny Isles Beach will be kept abreast <br />of all cost information as it develops so any cost that might <br />impact project decisions is made known at the earliest <br />possible time. When budget constraints are very tight, OCI <br />suggests reasonable alternatives to the system design that <br />will retain the project’s overall objectives but provides cost
